Comment from Robert Reed of Gascoigne Halman
Nestled in the very heart of the picturesque village of Great Barrow, Larkton Cottage presents an exceptionally rare opportunity to acquire a charming two-bedroom end-terrace property for under £200,000. This highly sought-after price point makes it an attractive option for a variety of buyers. There is no chain.
First time buyers can take an exciting first step onto the property ladder with an affordable and perfectly situated home. Investors can capitalise on Great Barrow's enduring appeal with a property offering excellent rental potential. Downsizers can enjoy the convenience of village life and a manageable, cozy home without compromising on location.
Village life is quite literally on the doorstep here with the Village Hall, Primary School and pub all no more than two minutes walk away.
This delightful end-terrace property offers a comfortable interior. The Spacious Living/Dining Room is at the front of the property, providing a versatile space for relaxation, entertaining, and family meals. The practical Kitchen & Bathroom complete the ground floor. Upstairs, you'll find two inviting bedrooms, offering peaceful retreats at the end of the day.
This is also a house of potential. There is a possibility of installing a bathroom upstairs, subject to planning permission for an extension, embracing the precedent set by others in the row. The small raised 'garden area' immediately behind the house can be altered to make a small patio area. The living room could also have the fireplace reinstalled to add additional character and interest.
While the garden arrangement is initially quirky, being located at the far end of a shared pathway, do not be deterred! Upon exploration, you will discover that the actual garden area is completely private and boasts a mature, established feel. This secluded oasis offers a tranquil space for outdoor enjoyment, whether you envision al fresco dining, cultivating a vibrant flowerbed, or simply unwinding in the fresh air.
Great Barrow is a vibrant and friendly village that offers a strong sense of community, beautiful surroundings, and convenient access to wider amenities while retaining its quintessential charm. It is just a few miles from Chester.
