IF YOU LIVED HERE…
Spread out over the first floor of this period conversion, you’ve got 750 square foot of immaculate space to make your own. The decor is spotless, and you’ll love how the contemporary updates sit alongside the original features.
Your front reception room has been beautifully preserved, with gorgeous flooring and a striking fire surround, all bathed in light from the generously-sized bay windows.
Both bedrooms are solid doubles, with the smart layout meaning that not an inch of space is wasted - and either bedroom can be used as a second reception or home office if preferred.
The kitchen is characterful but also modern, with generous units and smart tiling. This theme is continued in the bathroom, where you’ll find an over-tub shower.
About half a mile south of your home, you’ll find the part-pedestrianised Francis Road, which is now recognised across the capital as a hub thanks to its eclectic mix of eateries and stores. Not sure where to start? Just ask one of the friendly locals, who’ll most likely point you in the direction of something like wine bar Yardarm, Korean eatery Zaxx or independent book store Phlox. Even closer to home, around the Leyton Midland Road arches, you’ve got some brilliant new choices, including the much lauded smokehouse Burnt (‘dreamy’ according to the Guardian), as well as Gravity Well Taproom.
Hop on a bus for a few stops and you’ll in find yourself in the iconic Olympic Park, and just beyond that, Westfield Stratford, which won’t need an introduction. Nearby there’s also East Bank, a unique collaboration between world-leading universities, arts and culture institutions, including Sadler’s Wells, BBC and the V&A.
Walthamstow is also easily accessible thanks to convenient bus routes.

A WORD FROM THE OWNER...
"This flat has extensive access to public transport. The stops for routes 69, 97, W5, W19 and W16 are just a few minutes walking distance, as is Leyton Midland Road, a stop on the Barking to Gospel Oak Overground. Leytonstone, Leyton and Walthamstow Central stations are a short bus ride away. For drivers the M25, the A406 and the A12 can be accessed within a few minutes drive. For health care: the nearest GP surgery is just a few doors away and Whipps Cross Hospital with an A&E Department is about 10 minutes walk. For shopping centres there are two very different options: the bustle of Walthamstow market and the Westfield Centre in Stratford and any number of traders in between. Leisure is also well catered for: open walks around Hollow Ponds and of course Abbotts Park. This quite small space has tennis courts, well maintained children's play areas, an open air gym, facility for table tennis and even sunbathing. Swimming and various classes at the Leyton Leisure Lagoon can be reached within 10 minutes walk. Last but not least: there is Leyton Orient Football Club, currently playing in League 1, maybe 13 minutes walk. It is a family friendly club and tickets are usually available. The club's history is fascinating. Harry Kane had a loan spell at Orient before he became really famous."
