Primrose Cottage, formerly The Old Telegraph House, is set back from the road within substantial grounds bordered by established hedging. The approach is welcoming, with stone steps rising to the front door and a broad sweep of lawn and planted beds framing the house and creating a feeling of privacy and space.
The accommodation is arranged over the ground and first floors and is laid out to suit a variety of needs. The kitchen is fitted with contemporary wall and base units, finished with dark work surfaces and recessed ceiling lighting provides a clean modern finish. A wide window over the worktop brings in natural light, and a part glazed external door offers direct access to the outside.
A glazed conservatory provides an additional reception space, finished with a tiled floor and a glass roof designed to maximise daylight. Large glazed conservatory enjoying views over the garden and doors link back through to the main house, making it a comfortable place to sit, relax and enjoy the outlook across the grounds.
Two ground floor double bedrooms offer flexibility for family living with the principle first floor suite offers sea views from the window and an additional ensuite shower room. The bathroom facilities include a family bathroom fitted with a bath, separate shower enclosure, wash basin and WC. Tiled walls and a frosted window complete the space. A further shower room is also shown, fitted with a corner shower enclosure, pedestal wash basin, WC, heated towel rail and a roof window.
Outside, the gardens are a key feature of the property. A wide level lawn provides an excellent space for recreation and entertaining, with paved areas offering room for outdoor seating. The grounds shown include space for garden furniture and a rotary washing line. Gated access leads into the grounds where parking is visible.
From Bude town centre, travel along The Strand and turn right at the mini roundabout, following the coastal route signposted for Widemouth Bay. Continue up the hill for approximately three miles, passing over the cliff tops before descending into the centre of Widemouth Bay. In the centre of the bay, with the beach on your right-hand side, turn left into Leverlake Road. Follow this road for around 0.8 miles, where Primrose Cottage will be located on the right hand side of the road.
