Despite being close to Reading town centre, this is a really peaceful and quiet place to live. The cul de sac is incredibly peaceful, the neighbours are friendly and respectful. Parking is always available. Our children have loved extending their play space by learning to ride their bikes in the cul de sac!
One of the benefits of our home has been the proximity to the activities we have needed as a young family. The community centre is a short walk away, which is ideal for health visitor drop in sessions for young children, and we are also a short walk to at least 2 pre-schools. We are a few minutes walk to Southcote Primary school, which is the catchment school and where our children have thrived.
It has been fantastic to be able to walk our children to their hobbies; attending Southcote Library, and ballet and gymnastics lessons which are all less than a 5 minutes walk away from the house. Prospect Park is less than 15 minutes walk and offers plenty of play opportunities for kids and adults! Park Run is hosted on the weekends for adults, as well as a junior park run. The model railway offers miniature train rides one Sunday every month which has always been a hit with the children. The modern park, climbing wall, crazy golf, football and tennis courts, and café are all recent fantastic additions. Buses run to town regularly, with the bus stop only a few minutes walk away.
We have also loved being only a 10 minute walk away to the canal and open countryside. The Cunning Man pub is a beautiful pub which is only a 30 minute canal-side walk away.
This home has provided everything that our young family has needed and we have had a very happy 8 years here, watching our children be so fortunate to grow in such a child-friendly location."
Kiel's Comments- I’m proud to share with you this three double bedroom semi-detached family home, tucked away at the end of a quiet cul-de-sac in Lytham Close, Southcote, Reading, RG30.
One of the standout features here is the corner plot garden. It’s genuinely sizable — on par with, and in some cases up to twice the size of, neighbouring plots — offering fantastic outdoor space for family life, entertaining, or future plans. Homes like this don’t come along often in this position.
Inside, the décor is adventurous and full of personality. It’s cosmetic rather than structural and, to me, simply reflects what a well-loved, lived-in family home should feel like. For buyers wanting to personalise, it presents a brilliant blank canvas without the need for immediate major works.
The accommodation offers three true double bedrooms, ideal for growing families, home working or flexible living arrangements and the GCH boiler was replaced in 2018. Outside, there is driveway parking and, importantly, generous scope to extend (subject to the usual planning permissions), allowing the next owners to grow into the home over time rather than out of it.
Set within a family-centric location and a commuter-friendly hub, this is a home that balances space, privacy and practicality in equal measure.
Area view- Lytham Close sits within a popular part of RG30, well regarded by families for its community feel, green space and accessibility.
Schools: The area is well served by a range of primary and secondary schools, including several that are consistently popular with local families, making this a practical choice for those planning long-term roots.
Green Space & Family Activities: There are multiple parks and open green spaces nearby, ideal for dog walking, bike rides and weekend family time. Local leisure centres, playgrounds and sports clubs are all within easy reach, supporting an active family lifestyle.
Amenities: Everyday conveniences such as supermarkets, cafés, takeaways and local shops are close by, while larger retail options can be found just a short drive away.
Access to Reading Town Centre: Reading town centre is approximately 2.5 miles away and easily accessible by:
Car: Around 10–15 minutes depending on traffic Bike: Roughly 15 minutes Public transport: Regular bus routes provide straightforward access to the town centre and mainline station
From Reading Station, you benefit from fast connections to London Paddington (from around 23 minutes), making this a strong option for commuters wanting space without compromise.
Summary- Three double bedroom semi-detached family home on an exceptional corner plot, tucked away at the end of a quiet cul-de-sac. Larger than many neighbouring gardens, with driveway parking, extension potential (STPP) and excellent access to Reading town centre.
