Location
Situated just four miles southeast of Lincoln, Heighington is a charming village known for its pretty cottages and picturesque countryside surroundings.
The village is home to a well-regarded primary school, a Spa shop, a post office, a hairdressing salon, a community hall, sports fields, a recreation ground and two pubs. The neighbouring villages of Branston and Washingborough offer further amenities, including shops, restaurants, GP practices, and vets. Branston has a community college with a gym and pool, both of which are open to the general public (outside college hours).
Heighington enjoys a wide range of walking and cycling routes, including a circular walk into Lincoln.
Nearby Lincoln is a vibrant, historic city, dominated by its magnificent cathedral and castle, and filled with independent shops, galleries and museums. The popular Bailgate area is known for its markets and festive events, while the city also benefits from two universities. There are regular concerts and community events at the cathedral and castle.
Transport links are excellent. Direct trains to London are available from Lincoln, Grantham (30 miles) and Newark (19.7 miles), and the A15 provides straightforward access to the M180 and Humberside Airport. The A1 at Newark and Markham Moor is just over 30 minutes away.

Heighington Millfield Primary Academy, rated Good by Ofsted, is just half a mile from the property. Nearby, the villages of Branston and Washingborough are also home to highly regarded primary, infant and junior schools, all of which are rated Good or Outstanding.
For secondary education, Branston Community Academy is the principal local state option. Further options include The Priory Academy LSST and The Priory Pembroke Academy in Lincoln, both around a 10-minute drive away.
Families interested in grammar school education will find two excellent options in Sleaford, just under 30 minutes to the south: Carre's Grammar School for boys and Kesteven & Sleaford High School Academy, both requiring 11+ admission.
For independent schooling, The Minster Schools (Prep and Senior) are located in nearby Lincoln. St Hugh's School in Woodhall Spa (16.6 miles) provides an additional independent prep option, around 30 minutes from the property.

"We completely renovated and extended the house some years ago. We wanted to create a bespoke property that really made the most of the woodland views while giving us flexible, spacious living. The full-height windows were a big part of that – they bring in so much natural light and frame the woodland scenery beyond our garden.
When we were designing the layout with the architect, I was very clear that I wanted the property to have a spacious feel without trying to accommodate too many rooms. So, we allowed for a large open-plan kitchen/dining and living room downstairs as well as four generously sized bedrooms.
The house has lots of storage throughout. In the entrance hall, there's a huge floor-to-ceiling cupboard with sliding doors – perfect for coats, sports kit and bags. The kitchen has a good mix of low- and high-level cabinets. I can store all my kitchen equipment out of sight. Upstairs, there's plenty more storage, including two walk-in wardrobes.
The utility room has a second oven, an integrated microwave and a dishwasher, which makes entertaining so much easier. You can prep food and head straight outside to the seated area, without having to go back through the rest of the house.
The open-plan living area upstairs is a versatile space. We use it all the time – it would work well as a home office, a cosy living room or a family room.
The two upstairs bedrooms are both very spacious. The one at the back is particularly lovely, with gorgeous views over the garden and the woodland beyond.
The village has a real community feel, with plenty of amenities and social activities. Heighington and the neighbouring villages of Branston and Washingborough have everything you need day to day, most of it within walking distance. A new Sainsbury's has just opened in Washingborough. And if you're looking to indulge in a spot of retail therapy, Lincoln is only 10 minutes away.
You'll find lots of great places to visit nearby, including Horncastle and Woodhall Spa. If you're interested in aviation history, there's the International Bomber Command Centre in Lincoln and the Lincolnshire Aviation Heritage Centre at East Kirkby.
There are several good pubs within walking distance of the property. Washingborough Hall Hotel is also just 10 minutes away and dog friendly. It's a great place for a special meal or birthday celebration. We love going there for a Sunday roast and then enjoying a stroll back home.
This part of Lincolnshire is wonderful for walking and cycling. There's a public footpath close to our house that takes you straight to the neighbouring village of Washingborough. There's also a fantastic walking and cycling route from the village into Lincoln, which takes about an hour and a half on foot.
Transport links are excellent. We often pop down to London on the train for a show. There are direct trains from Grantham that get you into London in around an hour. The village also has an excellent bus service to the surrounding villages, and the road links via the A46 and A1 make travelling around the region very easy.
We'll be sad to leave. Now that we're semi-retired, we're hoping to spend more time abroad, but we've absolutely loved living in Heighington."
