From the clamour and culture of the city to the quiet contentment of country living, Greenways in Cheshire captures the best of both worlds: a characterful rural home with a modern farmhouse kitchen at its heart, made for hunkering down during the colder months.
Country calm, city connectivity
On the cusp of the welcoming woodland of Delamere and the delectable farm shops and bistros of Tarporley and Little Budworth, Cotebrook embraces every aspect of country living, all the while keeping close, convenient connections with Chester, Manchester and the cities beyond by way of excellent road, rail and motorway links.
Greenways remains rooted in traditional country living in many ways, accessed beyond a timber gated entrance, with its origins dating back to the 1800’s. With parking available for four or five cars comfortably found along the gravel driveway, it also serves modern family living, with an EV charging point available too.
OWNER QUOTE: “We loved the size, the location, but it was the moment we set eyes on the kitchen…”
The main entrance to Greenways sits on the side of the home, with parking positioned to make arriving home with shopping bags, prams and little ones refreshingly easy.
Welcome home
Once indoors, exposed brick and beams evoke the sense of heritage within Greenways; a home extended over the years to serve a modern family’s needs. Light streams in through a wide window at the foot of the stairs, offering a preview of the fantastic, far-reaching views out over the fields that beckon at Greenways, while a second window beneath the stairs, shares these views, providing a cosy reading nook. Also to the left a downstairs cloakroom with wash basin and WC are to hand.
Open the latched door into the lounge, where light toned beams trace the ceiling above. Calming colours dress the walls for a cocooning feel, amplified by warmth emanating from the log burning stove, nestled within its arched surround in the chimney breast.
Comfort and calm
An atmospheric evening room, once dinner is done and dusted, turn down the dimmer lights to feel the full ambience of the log burner, close the curtains on the serene country views and settle into an armchair for a glass of wine and quiet time.
OWNER QUOTE: “We rarely shut the door to the lounge, the warmth from the log burner fills the heart of the home with heat.”
Back in the entrance hall, to the left lies the kitchen, where the essence of country living can be felt in the quarry tiles underfoot and the richly toned beams overhead. Deep plum tones contrast with the light cream coloured farmhouse-feel cabinetry, while a traditional open fire crackles merrily from within an impressive, exposed brick hearth and surround – wonderfully cosy in wintertime.
An all-season room, French doors invite the outdoors in, opening to the garden for summer soirees on the patio. A versatile kitchen, with ample room for a rustic table to gather the family around for Christmas dinner, or for laying a spread of salads when barbecuing outdoors, enjoy the ever-changing views whatever the time of year or weather as the light shifts.
OWNER QUOTE: “It’s perfect, even on a wintery day. You can just watch the seasons cycle from the kitchen.”
Spacious, open and filled with character, the kitchen, traditional with a modern twist, offers an endlessly flexible space, with the option of including a sofa or swapping it out for an additional table when entertaining larger numbers.
With views and access out to the garden, off the kitchen, the utility room is a huge bonus, serving almost as a secondary kitchen. Brimming with storage space, the utility room features wall cupboards and base units and even a large walk-in cupboard perfect for storing coats, shoes and pet essentials. With plumbing for a washing machine, dishwasher and also accommodating the boiler, oiled wooden worktops provide plenty of space for all kinds, from food preparation to laundry folding.
Back in the light and bright entrance hall, the hub of the home, pause a while to enjoy the view before taking the stairs up to the first floor, where windows and high ceiling retain a sense of openness and connection to the outdoors.
This sense of oneness with nature continues in the bathroom, with windows to two sides flooding the space with light. Freshen up in the shower, or relax and unwind in the double ended bath, from where the window perfectly frames views out to the fields opposite and grazing Shire horses. Storage is again plentiful, with a built in unit consisting of two drawers and three cupboards.
With a warm and welcoming feel, to the left of the stairs a double bedroom featuring built in wardrobes offers views out to the fields.
Next door, in the master bedroom, the garden steals the show, visible through windows to the side and rear. A spacious and serene bedroom where bedside lighting ensconced within the wall lends a boutique feel, wake up to spectacular views out over the garden and fields where the distant trees serve as minute hands to the shifting of the seasons, in full leaf through summer before taking on the hues of autumn and closing out the year in branches bare.
Drench and refresh beneath the rainfall head of the large powerful shower with its Crittall style glass in the en suite, which also features a wash basin, WC and high riseheated towel radiator.
Spacious, warm and always cosy, a third double bedroom previously used as a nursery, this quiet room with its gently angled ceiling invites views out over the fields to the rear from the bed.
Outdoors, the garden comes into its own in Spring, from mid-April to the middle of May when the boughs of the mature magnolia tree at the far end of the garden weigh heavy with pale pink and white blossoms.
French doors opening from the kitchen ensure the garden is never far away, while raised, tiered sandstone beds to either side of the patio provide scope for seasonal planting.
Seven sandstone steps reach up to the lawn, a lush green space for children to play. Beyond the lawn, the top terrace catches the sun later on in the afternoon before it swings around behind the trees. A sandstone store up here is handy for bikes, lawn mowers and other gardening and outdoor essentials.
Crossing the lawn opposite, another set of steps lead down to a small, gravelled area where a log store provides plenty of stacking space for fuel enough to feed Greenways’ three fires – the third of which can be found in the detached and highly versatile home office.
Set within a handsome outbuilding, the garden office is a beautiful, double-height space with an oriel window overlooking the front, its own underfloor heating system and a log burner for added year-round comfort.
A mezzanine level sits above, currently used for storage but easily adapted to accommodate a low bed or futon, creating an almost self-contained den. With French doors opening to the driveway, not only is this a peaceful place in which to work from home but ideal for entertaining and a welcoming space for friends to stay.
With walks quite literally on the doorstep, Greenways fully embraces the countryside within which it is cocooned, yet rural calm also comes with convenient connection to the wider world.
Tarporley is within walking or short driving distance; a lively village centre with a strong independent scene, which includes a choice of cafés and eateries, including relaxed, coffee-led spots with a Soho-style feel.
There is also a playground for younger children nearby while a regular bus services from Tarporley make it easy for older children to head independently into Chester taking around half and hour.
