The cottage is situated on the edge of the village and offers views over the surrounding fields and rural walks are available from the doorstep. A porch with tiled flooring leads directly into the office/snug, which also has tiled flooring and a cosy wood burner beneath a solid timber beam. Door into the living room, which is a light and bright room with windows on both sides, another wood burner and a pleasant outlook (particularly to the rear) over open fields. The kitchen also has a double-aspect and is fitted with timber units and features a range cooker with twin ovens and a very large timber beam with an extractor over, tiled flooring and a twin bowl ceramic sink unit and a pair of part-glazed doors directly to the garden via a covered porch. At the opposite end of the cottage, there is a utility room with a sink unit and fitted worktops with plumbing for an automatic washing machine. There is also a separate WC which houses the oil-fired central heating boiler. Upstairs is a long landing which leads to the master bedroom with an ensuite shower room. There are three further bedrooms and a family bathroom. Outside there is a small area of mainly paved south-facing garden to the front of the cottage where the oil storage tank is situated. On the opposite side of the road there is a large detached double garage which is of block construction beneath a pitched tiled roof, concrete flooring, power and lighting. Above this there is a useful mezzanine. To the side is a covered workshop/storage area which also extends behind the double garage. In front of the garage there is a very useful hard-surfaced parking area with space for several vehicles.

Directions

**Location **
The hamlet of Marsh is within the Blackdown Hills National Landscape (formerly known as AONB). The village is situated between the market towns of Honiton and Chard (9 and 5 miles respectively), which cater for day to day needs, including shops, schools and recreational facilities.
The adjacent A303 offers fantastic communication links. There are regular rail services to London Waterloo from Honiton, whilst both Exeter and Taunton provide services to London Paddington. Exeter International Airport provides a number of domestic and international flights.
