A beautifully finished Victorian home in central Saxmundham, combining characterful interiors with a Mediterranean-inspired rear terrace.Tucked within the attractive Victorian row known as Austin Cottages, this beautifully presented home combines period charm with thoughtful contemporary design. Positioned just moments from Saxmundham’s shops, cafés and station—and a short drive from the Suffolk Heritage Coast—it offers a wonderfully balanced base for both coastal living and easy access to the city.
Inside, the house unfolds as a warm and characterful space, curated with colour, texture and bespoke detailing. Panelled walls, original-style fireplaces, plantation shutters, built-in storage and carefully chosen finishes give the property a stylish yet relaxed feel.
The ground floor flows naturally from an elegant sitting room to a generous dining area and through to a bright kitchen, with a utility area and shower room completing the level. Upstairs are two comfortable bedrooms and a beautifully updated family bathroom, while the loft has been converted to form a charming additional bedroom—ideal for guests, working from home or creative use.
Outside, the terraces are a standout feature. Directly off the kitchen is a charming bistro-style seating area — a lovely spot for a morning coffee or evening drink. The larger Mediterranean-inspired terrace lies beyond, accessed via the pathway at the rear of the property. Thoughtfully landscaped with warm terracotta and green tiles, it offers an inviting and atmospheric space for dining, relaxing and entertaining. Despite its central location, the outdoor spaces feel private, peaceful and surprisingly secluded.
This is a home full of warmth and personality—well cared for, thoughtfully improved and ready for its next chapter.
Owner’s Story:
“We moved to Saxmundham for its perfect balance: close enough to the coast to enjoy long beach walks while still being able to travel effortlessly to the city.
With Waitrose, Friday Street, great cafés and Pinch for crullers, everything we need is on our doorstep — and just fifteen minutes east is the Suffolk coast, with Framlingham and its brilliant restaurants fifteen minutes in the other direction. Although terraced, the house has been wonderfully peaceful, and our neighbours have truly been a dream. We feel part of a real community here.
