THE PROPERTY.
Barley Cottage is a handsome terrace cottage which is well positioned on a quiet, private pedestrian pathway within a stone’s throw of the village and Beer’s stunning cove. The property dates back to circa 1918 and is of traditional construction with principally pebble-dashed elevations under a tiled roof. It sits on the easterly slopes of the village gaining superb views over the rooftops and to the handsome Church of St Michaels. Barley Cottage retains a wealth of character and worthy of particular mention is the delightful sitting room which has an attractive parquet floor and an unusual brick fireplace with a wood burner. This opens into the modern fitted kitchen which has a door to the rear alleyway and a good-sized storage cupboard. The property benefits from three bedrooms to the first floor, two of which have wonderful views, and a modern fitted bathroom with a shower above the bath.

OUTSIDE.
The property has a decked terrace to the front which is a delightful place to sit and enjoy the superb views and all the afternoon and evening sunshine. Below this is a small gravelled area with a garden shed. To the rear of the cottage is a shared alleyway. Although the property does not have any allocated parking, permits are available in the council carpark which is about a 5-minute walk away.

SITUATION.
Barley Cottage is located in the heart of the picturesque and highly desirable village of Beer, which in turn nestles on the World Heritage Jurassic Coast. Beer is a typical example of an unspoilt Devon fishing village and has a variety of shopping and recreational amenities such as restaurants, public houses, post office, galleries, primary school and sailing club. Glorious country and coastal walks are close at hand over the myriad of footpaths in the near vicinity which include the South West Peninsular Coastal Path from which there are stunning views over this dramatic stretch of coastline.

The Regency town of Sidmouth lies some 8 miles to the west and is one of East Devon's premier coastal resorts. It has beautiful parks and walks and has a variety of shops including a branch of Waitrose. It also has a cinema, theatre and range of sporting facilities. The market town of Axminster lies about 9 miles away and has a main line rail link to London Waterloo. The Cathedral City of Exeter is approximately 23 miles distant with excellent shopping facilities, express rail link to London Paddington, international airport and M5 access.

DIRECTIONS.
There are two pedestrian entrances onto West View. From The Square at Beer Village Stores, walk up Long Hill for about 50 yards where the gate will be found on you right hand side.
Alternatively, you can take the steep hill (Church Hill) to the north of the church where the gate will be found half way up on your left.
