The front door opens into a very handy inner porch, ideal for wet shoes and coats.
Immediately on our left is the cloakroom, which once you've had one, you'll never want to be without. Slightly dated but still very useable, unless you're one of these people that need to keep up with the Jonse's and have the latest toilet. A leaded and frosted window lets ample light in and keeps prying eyes out....not that its that kind of area, before you start asking!!

Here we have a set of doors opening for the serving hatch into the kitchen, taking me way back to when I was a kid. Such a great feature, however, the way the world has evolved, you may want to remove this whole wall** and create one monster kitchen / family / dining room. As it stands, the dining room is large enough to house a decent sized dining table and chairs.

From the dining area, an open square arch (if such a thing exists) opens into the spacious kitchen / breakfast room. This is much larger than most modern home specifications and offers endless possibilities, depending on your budget. In short, many people can be entertained in this area of the house, meaning that you'll be the 'Go-to' home for Christmas and other festive activities, depending on religion and culture!
This house offers space for large gatherings and the entertaining of many friends and family at one time. If you decide to update the kitchen, then I'm sure with the aid of a good kitchen planner, the space could be used even better than it has already been set out.
The kitchen sits in two sections, bending around back towards the lounge. Like the cloakroom, it is again slightly dated, but perfectly functional. Worktops sit on two walls and form a handy place for all of the 21st century gadgetry that we've become so reliant on; it's also great for food prep. A large window looks out onto the hills with Moel Fammau in the distance. Two doors open from here, one into a large larder type room and the other, back into the lounge.
Another door in the lounge opens to reveal a staircase which, obviously, leads you to the first floor landing.
The landing is nice and light, thanks to the large window that sits half way up the turned staircase. Doors open to all of the accommodation up here, with a loft hatch opening to the part boarded attic space.
The main bedroom is a large double and offers space saving, fitted wardrobes with large glass fronted sliding doors. The is space in here for other free standing furniture too. A large window offers far reaching views over the rear aspect, with Moel Fammau taking centre stage. A door in here opens to reveal a very useful, en-suite shower room.
With a toilet, pedestal wash hand basin and shower cubicle, this is a little slice of luxury, even if it is somewhat dated, it will fulfil its roll, perfectly. A small, frosted window helps to keep the space nice and light and keeps prying eyes out....not that it's that kind of area!
Bedroom two is a little smaller than the main, but not by much, but doesn't have fitted wardrobes. However, there is a set of bespoke freestanding wardrobes in here, old but still perfectly functional, that with some clever refurbishment, could be brought more in line with the modern tone of today. The window offers views over the front aspect and helps keep the room bright.
The smallest bedroom is again, of a very good size, larger than most third bedrooms. Views offered from here are again far reaching and, at a push, I reckon you could get a double bed in here if required, although your choice of accompanying furniture may be somewhat limited.
Finally. We come to the family bathroom. Again we have a generously sized room that offers a contemporary suite that consists of a panel bath, pedestal wash hand basin and of course the obligatory toilet. It's not the most exciting suite that I've ever seen, but it does all that it says on the tin, but will a little improvement, will make this the forever home that it once was for the previous owner. A frosted window lets the natural light flood and a heated, chrome towel rail keeps the room and towels, nice and toasty.
We can enter the outside area via the patio doors found in the breakfast area of the kitchen. We have a large raised patio area that runs the full width of the house and from where, we can sit and admire the far reaching views provided. Steps lead us down to another section of garden, part patio and part grass, giving options for use. A large hedge defines the rear boundary and offers complete privacy.
