Perrybrook is a welcoming family home set in the popular and rural area of Grafton Flyford. The house is set back from the road with generous front and rear gardens and surrounded by beautiful countryside.

Built in the 1930's of solid construction and more recently extended to suit modern day living. Downstairs is light and bright including two reception rooms, large open plan kitchen with island, luxury shower room, utility room and an integrated double garage. The room sizes are well-proportioned providing plenty of space for all the family. A great addition in the house are four air conditioning units for those hot summers we seem to be getting more frequently now.

The kitchen/dining room has been opened up to create a super room comprising a white kitchen with AGA, American style fridge freezer, dishwasher, breakfast island and sliding glass doors leading to the south-facing garden. An adjacent utility room provides good space for a washing machine and dryer where you will also find a new Worcester Bosch boiler.

Upstairs the accommodation comprises four bedrooms (two double and two single), fitted wardrobes and a family bathroom.

The garage with power and light has an electric roller shutter door. In addition, there is a wooden garage or workshop with a window and door to the rear which could be used for a range of uses e.g home gym, garden store etc.

Please note the house is double glazed throughout and very secure with a state-of-the-art alarm system. The hot water tank which is only two years old was moved to the loft to increase its size and to increase the water pressure. Also, there are fifteen quality solar panels with three batteries for storage which has now been paid for and belong to the property. They are self-cleaning with any unused electricity returned to the grid. There is a wooden electricity wooden pole in the garden owned by the National Grid who require very occasional access and who pay the homeowner to have it on your land.

Just to add that the current owners have happily lived here for eleven years and are only moving because they need more land for their large dogs and to keep horses.

BROADBAND - Full Fibre with ultra-fast speeds up to 1,600 Mbps

TAX BAND - F (Wychavon District Council)

EPC - D | 61

All mains services including gas, electricity, water and drainage are connected to the property.

LOCATION

Grafton Flyford is a village about six miles east of the city of Worcester. The house is in the catchment area for Pershore School, Inkberrow School and Flyfoord Flavell Primary School as well as being on the school bus route for The King's School in the centre of Worcester.

There are plenty of great pubs in the area serving top quality food. There is the Alcestor Road petrol station within walking distance that serves fuel as well as having a well-stocked shop that includes chilled goods, milk, dairy and wine.

The local footpaths are absolutely amazing for dog walking including one almost directly over the road, behind the metal gates. There is a Post office at Upton Snodsbury. Also there is a fantastic Indian takeaway at the nearest pub.

Pershore train station and Worcester Parkway are close by. You have quick and easy access into Worcester City centre plus easy access to Alcester.

If you are a dog owner you have the excellent Beloved Kennels three miles away who offer boarding and doggy daycare.

There is a lovely community feel in the area and people are helpful and kind.
