Floor Plans

Description

This bright two-bedroom apartment lies within Edrich House, one of London’s most striking modernist buildings. It was designed in 1968 by architect George Finch, whose architectural style has become an iconic presence in Lambeth. Arranged over two levels, this apartment has panoramic views of the London skyline, visible when inside and from the apartment’s south-facing balcony. Stockwell Underground station is a five-minute walk away, and the neighbourhoods of Brixton and Clapham are within easy reach.

The Building

In response to a call by the government to develop more economical and modern, industrialised building techniques, Lambeth Council architects were sent to Germany to research the use of Large Panel System building (LPS). As a leading member of the team, celebrated architect George Finch innovatively used the system to create distinctive high-quality housing to build a series of blocks across the borough, including Edrich House.

The building was completed in 1968 and comprises individual apartments designed to be bright and spacious. At the foot of the building are communal spaces, with landscaped areas and a children's playground. The building’s striking dentilated profile was designed so that residents could better pick out their own apartment from the ground. For more information, see the History section below.

The Tour

This exceptional split-level apartment sits on the fifth and sixth floors of Edrich House. A bright red front door reveals a generous entrance hall with under-stair storage, which unfolds into a voluminous living room. Here, glazing stretches across the exterior wall, capturing arresting views of the city skyline and bathing the room in natural light.

The living space flows into the kitchen and dining area, where there is ample room for storage and appliances. Units are washed in a fresh white colour that complements the rest of the space, with hardwood countertops and an integrated oven. From the dining area, a set of sliding glazed doors opens onto the balcony beyond.

Two short flights of carpeted open-tread stairs ascend from the entrance hall to the second floor, where two spacious bedrooms lie. Both are illuminated by large windows that extend across the walls and have built-in wardrobes. On this floor, there is also a shared bathroom with a bathtub and a separate WC.

Outdoor Space

A south-facing balcony is the perfect spot to enjoy a morning coffee. Views are far-reaching, encompassing the Shard and Stockwell Bus Garage, a striking Grade II*-listed building with a distinctive arched roof.

The Area

Stockwell is a diverse and thriving area with plenty of independent restaurants, bars and pubs, including the Canton Arms and nearby Brunswick House. Clapham Common, Battersea Park, Brixton, and the River Thames are all within walking distance. At Battersea Power Station, favourite restaurants include Tapas Brindisa and Tonkotsu.

In Brixton, The Ritzy Cinema, Electric Brixton and Brixton O2 Academy are much-loved institutions. Another local favourite is The Department Store, a grand renovated 1876 Bon Marche building that now houses collaborative workspaces, a Pure Vinyl record shop, a community Post Office and Canova Hall restaurant and bar.

There is a popular weekly farmers’ market at St. Mark’s Church in Oval. The nearby parks at Kennington and Battersea have public tennis courts and gym facilities, while international test cricket matches are played throughout the season at The Oval, approximately one mile away.

There are a number of excellent schooling options in the area, including Herbert Morrison Primary, Clapham Manor Primary and Platanos College.

The apartment is very well located for central London, just a five-minute walk from Stockwell Underground station for access to both the Victoria line and the Northern line. A number of buses run frequently into central London.

Tenure: Leasehold / Lease Length: Approx. 88 years remaining / Service Charge: Approx. £4660 per annum / Ground Rent: Approx. £10 per annum / Council Tax Band: B
