The Property:
This delightful period semi detached house exudes charm and has an excellent feel throughout. The property has been extended to both the ground and first floor and provides versatile space with accommodation just over 2000 sq. ft. The accommodation to the front has views over the front garden and valley beyond. The heart of house is undoubtedly the kitchen/dining room which is fitted with a range of hand painted units with wooden counter tops, and terracotta tiled floor. An oil-fired AGA has two hotplates and two ovens with an electric oven to one side. There is a separate pantry. Velux windows and French doors enjoy light from the south aspect and open into the terrace, which has a covered pergola with plenty of space for a table and chairs ideal for entertaining outside, this also links neatly to the garden room. A sitting room is to the front of the house with fitted bookshelves and an open fire. A ground floor bedroom and wet room provide further versatility. The rear extension has a family room which is a double aspect room, again, with French doors that open to the terrace. A bedroom above has a bathroom and views over the valley. The two remaining bedrooms and a spacious bathroom, providing spectacular views, sit to the front of the house. Outside, the property is approached over a gravelled drive with plenty of parking that leads to the double garage. The front garden has a path and is mostly laid to lawn, with a pretty border and a pond. Raised beds, along with a herb garden, add to the appeal. The central garden/terrace creates a private space enclosed by a gate, the gardens to the rear are enclosed by post and rail fencing are laid to lawn with specimen fruit trees, a large shed and further raised beds.

The Location:
Northington is a small community situated within the Candover Valley and just one of three villages forming the parish of St John the Evangelist, Northington. Swarraton and Totford are the other villages, and the well-regarded Woolpack Inn sits in the latter situated within less than a mile of Pathway cottage. Northington is four miles northwest of the Georgian market town of Alresford and just nine miles northeast of Winchester. There are a wide variety of walks and cycle rides from the doorstep, including a very pleasant walk past the church to the historic Grange, well known for the opera festival held there in the summer. There is good access to the M3, A34 and wider road network. The rail station at Micheldever Station has a direct line to London. Heathrow airport is just over an hour away by road, whilst Southampton airport is about half an hour away. There are several good schools and colleges in the area, including Princes Mead, St. Swithun's, Pilgrims, Winchester College, and Peter Symonds Sixth Form College.

Directions:
Leave Winchester in a northerly direction on the Worthy Road, after 1.5 miles at the end of the road, turn left onto the A33 Basingstoke Road. After roughly 2.5 miles, turn right onto Main Road, signposted Northington. After 0.5 miles, turn right signposted "Northington only". After roughly 0.3 miles, take the second right hand turn, as identified by our for sale board, onto the lane where Pathway Cottage will be found on the right-hand side.

Services:
Mains electricity and water connected.
