Homes that become available for sale in Caergwrle always cause something of a stir because of where they are. This is a truly unusual village in that many Towns are not as well provided for, in what they can offer their residents. Here there are, two pubs, a garage, two mini marts, Indian take away, Chinese take away, chip shop, butcher's, greengrocer's, doctor's surgery, optician, chemist, deli, beauty salon, hairdresser, florist, carpet supplier....now come on, it's a Village, not a small market town......why would you bother driving to anywhere else?
The beauty of Caergwrle is, that everything you need is within walking distance and the chances are you will know whoever is behind the counter. Now, isn't that what village life is all about?
Gwalia is a narrow lane running beside the Doctor's surgery, lined with character cottages in a variety of shapes and sizes and so, is perhaps as convenient a location as exists in the village, being yards from the very centre and its shops.
From the front, the house resembles the exact image of a child's early attempts to draw Mummy and Daddy a house, with a central door and symmetrical windows to either side ob both levels, it makes a perfect looking home.
Opening the semi glazed composite front door, you step into the small square hall, which if I'm honest is the smallest part of this home, so keep reading as it just gets bigger and bigger. The stairs rise in front of us while a door to our left opens into the first of the downstairs sitting rooms.
This is a surprisingly spacious room, given a real cottage atmosphere by the stone-flagged floor, which is a feature of the ground floor, with a working log burning stove to make it feel even more welcoming.
Towards the rear of the room a door opens to an inner hall and a useful void beneath the staircase for storage and another door, which leads us into the secondary lounge.
This is a virtual mirror image of its cousin next door, where another log burner continues the theme of that cosy country living. Now, because this room does not suffer from being used as a thoroughfare from the front door, it is probably more likely to become the formal lounge. Here you get a choice of roles, now I feel the best use would be as the lounge and have the dining room as the first room. However, If you require a third bedroom, this would make a perfect bedroom too, I mean three.....but this is all according to personal whims, as it's anything you fancy really...after all, it's not my house, it's yours!
A further door reveals the rear facing kitchen, a spacious and well equipped example with stylish wooden fitted units adorning two walls and with a large picture window overlooking the enclosed and private rear garden. The units are all in excellent condition and while kitchens are frequently among the first things to be altered by incoming purchasers personalising their new homes, in this instance, any change would seem to be a needless extravagance. There is a generous amount of storage space and accompanying work surfaces, with plumbing and space for both a washing machine and dishwasher. You could also easily fit a breakfast bar and some stools in, that is if you wanted a place to snack in the kitchen.
As we enter the kitchen there is a corridor to our right, leading to the back door and passing as it does so, the ever so handy and useful downstairs cloakroom, with its hand basin and lavatory.
Immediately outside the back door there is a wooden gate giving access to the path taking us back to the front and a flagged path leading around the rear of the home. In the far corner is a small covered area that serves as a wood store to keeping the log burners fed through the winter.
There is also another flagged patio area, that cries out for summer BBQs, surrounded by the peace and seclusion of the garden. For those who fancy themselves as a latter day 'Alan Titchmarshe', there's ample space for gardening tools and any general "stuff" which you'd hide in the wooden shed at the bottom of the garden.
Returning indoors and climbing the stairs, you'll find it's kept nice and bright thanks to a rear facing window, something you don't always find in a home like this.
Up here we find the two bedrooms directly above the downstairs sitting rooms, each a direct image of its downstairs counterpart, with one retaining its feature fireplace. Unless the flue liner of the log burner beneath prevents any access to the chimney, this could possibly be reinstated, though whether you would want to forsake a cosy duvet to shovel coal in the middle of the night is another matter...
The other room has a small archway in one corner, leading into the space above the stairwell and forming a nascent fitted wardrobe, albeit one without doors. Although it is just a little bit too small to be thought of as a dressing room, it nevertheless provides additional clothes storage space which is always useful.
A short corridor runs towards the rear of the home from the top of the stairs and it is along here where we find the door to the bathroom which, along with all the rooms in this home, are surprisingly large!
Having similar dimensions to the kitchen beneath it, this has been fitted to a high standard with modern touches. Containing a suite comprising a stylish pedestal hand basin, lavatory and a corner mounted walk-in shower cubicle where the hot water is drawn directly from the gas combi central heating boiler. However pride of place must be given to the truly decadent looking free standing, claw footed bath, which seems the perfect setting for a young Joan Collins to peep coquettishly out from an impossibly high mound of bubbles and ask for another glass of champagne... or maybe that's just my interpretation....

If you want a cottage and two bedrooms are enough, although you could use the one of the reception rooms downstairs as bed 3 if you wanted, this really does tick all the boxes. The delightful and private garden is a real bonus and to discover somewhere this appealing and in so sought after and convenient a location make it a genuine find for a first time buyer or small family. It is in excellent condition and the village is well able to cater for the needs of children of most ages, with highly regarded schools nearby. Commuting to centres of employment is not a problem owing to the excellent local transport links and for anyone favouring eco-friendly transport methods, there is even a train station within walking distance. What's not to love?
