Penyffordd is one of those special locations that encapsulates everything desirable about village living, but without the inconvenience of being really out in the sticks.
As somewhere to bring up a family it is hard to beat, offering excellent local schools, alongside the traditional childhood attractions we all remember. There are several well equipped play areas, a thriving scout and guide troop not to mention the annual pantomime and always well attended village carnival.
Any budding Attenborough fans in the family will be delighted by the nature reserve which the home backs onto, its protected status rendering it safe from further development. So, with the youngsters taken care of, the not-so-youngsters can retire to a choice of hostelries with a clear conscience, making everyone happy....and isn't that what family life should be?
We find this home on the outer edge of a newly built development where the position of the nearby nature reserve protects its open views.
To the front of the home is a broad area of tarmac giving off road parking for at least two vehicles before a strip of decorative crushed slate separates this from the home itself.
Stepping through the modern composite front door into the inner hall with its high quality 'wood' effect flooring, there is a door immediately on our left into the ever useful and surprisingly spacious downstairs cloakroom, which has all the modern usual suspects that you'd expect to find in here.
Opposite the cloakroom is the door into the main lounge, a bright and cheerful room thanks in no small measure to the sheer size of the forward facing picture window. Indeed light is a recurring theme in this home, where those favouring living in comparative gloom will be disappointed. The room is well proportioned and able to accommodate even some of the massive furniture currently in vogue, without seeming at all overcrowded.
Moving further along the hall and past the bottom of the turned staircase, we pass a door to reveal a very handy storage cupboard, and we come into the kitchen / diner / family room.
Now usually, my heart sinks when I hear such a term as all too often these are neither, most being too small to adequately fulfil both roles....but there are no such problems here, indeed rather the opposite!
There is enough room to provide an additional sitting and living area without compromising the space elsewhere. In the corner of the sitting area is a door concealing the laundry cupboard, which provides space for both linen storage and a condenser drier while not impinging on the sitting area adjacent.
Beyond here the dining section of the room easily contains a large six seat dining table before we come to the kitchen itself. This is beautifully fitted; an impressive array of integrated white goods laid in an 'L' shape around two of the walls and offering masses of storage and work-top space and as you would expect, all in mint condition.
Kitchens and bathrooms are the rooms most frequently altered by incoming purchasers but here, any changes would be a needless extravagance because if you can find fault with what is on offer, you are very difficult to please! Returning to the theme of light, massive windows and a large set of patio doors open out onto a patio running the full width of the home.
The patio is raised above the height of the garden, the drop being made safe by the railing style fence, which terminates at one end allowing for a set of steps that lead down to the lower level.
Here we step onto a square area of faux marble beside a further square of artificial grass, giving all the colour but none of the work, which sounds an ideal arrangement to me... Returning indoors and up the stairs we move towards the rear of the home to find the smallest of the bedrooms.
Here, rather than the apology for a room that is so frequently found in homes of this type, where a box room is what we have come to expect, we discover a proper bedroom. Lavishly proportioned for a single room it could even, with careful positioning of any additional furniture, accommodate a double bed with no real difficulty.
Adjacent to here and also overlooking the rear aspect is the second bedroom. This is a comfortable and well proportioned double room with more than enough space for chests of drawers and a formal dressing table, with additional storage provided by the large mirror fronted fitted wardrobe.
Moving to the far end of the landing we come to the family bathroom.
Now, just like the kitchen, the bathroom too is finished to the highest standard, as shown by the attractive and practical ceramic tiled flooring and modern suite. This comprises a contemporary wall mounted hand basin, lavatory and traditional bath above which is a rain shower, drawing its hot water directly from the home's combi boiler. To the side of the bath is a folding glass screen to protect the room from any over-enthusiastic use of the shower.
And finally, we come to the principal bedroom, a title which is well deserved.
This is a luxuriously sized room with space for twin bedside cabinets, a chest of drawers and a huge set of fitted wardrobes but, where the feeling you are somewhere special becomes undeniable is, in the adjoining en-suite:
This is not the usual cupboard that has had a shower and loo shoehorned in, this offers enough space to move around in comfort along with a double sized shower cubicle and of course the expected hand basin and lavatory.
This is a fabulous home, in great condition and requires no modernisation, probably because it's only a couple of years old! At the risk of sounding like an estate agent, this is an immaculately presented home and being almost new, is in fabulous condition. It offers the space and comfort we all seek and does so in the sort of location that many envy. Houses, when all said and done are merely bricks and mortar that can be altered to suit our individual needs. What cannot be altered however is where they are and it is the location of this particular home that is its ace in the hole. Penyffordd fulfils everything you could ask for as a place to bring up a family and because of this, homes rarely remain on the market for long......
