Incredibly rare opportunity to acquire a substantial custom built individual detached residence, located on a tranquil lane, set in around an acre, offering amazing future potential and with no chain.
Comment from Robert Reed of Gascoigne Halman
It is really exciting to start 2025 with instructions to offer for sale this, unique and totally individual detached residence, that is set a plot of around one acre and enjoys a location difficult to better.
The area as a whole is absolutely beautiful, with many tree lined lanes, outstanding architecture and close access to glorious open countryside and Delamere Forest. The subject property is known as The Wood, and this reflects the plot, which has a lovely variety of mature trees and is exceedingly private.
The house itself displays great individuality and was custom built by the late father of the children who now own this special home. It is a house of good size, 2827 square feet in total and this figure includes the double garage.
There are two obvious future options for the house. The first is for the existing property to be comprehensively renovated and modernised, bringing alive what is already a great footprint with many large and light rooms and striking features. The additional exciting potential, which would require planning consent would be the demolition of the existing residence and replacement with a bespoke new build.
Those who have followed property transactions and development in Manley in the last five years will have noted that the areas now boasts become some of the most tasteful and high quality houses in the wider area. This, combined with the natural rural beauty of the locality, has made the village one of the go to areas for discerning property buyers seeking a long term family home. Values in the same lane have regularly exceeded £1.35m and recently an effective building plot sold for £1,000,000. So, those wanting to invest considerable sums here can do so with confidence.
Despite its tranquility and walking distance proximity to Delamere Forest, Manley is perfectly located for commuting to a range of key commercial centres and two airports so this really is the best of both worlds.
With no chain and significant rarity value, I strongly advise a viewing.
