*Please note* This property has had full planning permission for a side and rear, single storey ground floor extension which has now lapsed, we are told that it can be reapplied for and will be granted. This could add an additional approx. 700 sqf. Please make your own checks. Lets begin...

No. 26 St Martins View is located halfway up the street on the right hand side, it's approximately 170 degrees south facing so gets the sun at the front most of the day.

The house is accessed via a wide ungated driveway which allows 2 cars to enter side by side and has capacity for 3 cars. It also has a large wooden gate at the side keeping the driveway private and secure. The drive itself could do with a refresh to make it clean & modern. The entrance to the house is via a UPVC double set of doors and takes you straight into the generously proportioned hallway, the front porch has been removed and therefore the hallway's length has been increased as a result, this gives more space than many other properties of similar style and so much light. There is a new radiator to the right, the floor is grey wood effect laminate flooring and leads firstly to the lounge on the left which is of a good size and easy layout, it has a large bay window to the front, a chimney breast with fire surround and a real gas fire for those extra chilly winter evenings or just to cozy up. There are 2 alcoves and there are several power points around the room and a dimmer switch for the LED lights. One thing that stands out in this house is the height of the ceilings, they are around 2.8 metres high which gives the feel of space and light. Next on the tour is the kitchen, the old kitchen and old dining room have been swapped around making for a very good size dining kitchen which has space for a dining table and chairs which it previously had. There is generous space for the floor and wall cupboards, the worktops are laminate and extend on three walls with a large display splashback of red brick style tiles to one wall. It is currently fitted with a washing machine/dryer, a dishwasher and a tall upright fridge freezer as well as a small under cupboard fridge for those special drinks or extra fridge space (your call). There is a large window in the kitchen which overlooks the spacious patio area and lawned garden. We leave the kitchen and enter the office, this is a good size work at home office with two desks so can incorporate 2 people, it has WIFI access and power points, there is access through a door to a large walk in cupboard as well as a door which takes you to the side of the house and the car port behind the gate, this area itself many people have covered and made use of. A stairway leads to the first floor The first floor This is where some of the magic happens, 2 double bedrooms with enough space for king size beds and wardrobes, each containing a window and a radiator, light and airy and stay warm for most of the day and night, there is also a smaller bedroom which at present has a single bed and a wardrobe. Across the landing is the bathroom at the back of the house which incorporates a large white vanity basin and cupboard with drawers, a large white bath with surround and shower above, a generous size frosted window with blind, chrome towel warmer and a w/c making it convenient if someone else is in the w/c next door. The loft is accessed via a doorway in the ceiling landing and is partially boarded and lagged. Outside The rear garden is made up of a large patio area that leads on to the lawned garden itself and extends all the way to the back of the fence, it is fenced all the way around and is private due to the large wooden gate at the side of the drive. The sun comes out to play and the garden gets it's fair share of sun. There is also an apple tree in the garden so no excuses for your 5 a day. There is also a wooden construction garage which is currently used for storage. With regards to the planning consent, Planning was granted in 2015 for a large extension to the side of the house and going all the way back to the rear of the garage, altogether close to 40 feet long, additionally permission was given for a rear ground floor extension going back 6 metres and the width of the house which would have combined with the other extension. We understand this would have given the current householders a walk through from the current kitchen into a new very large lounge, an extra ground floor master bedroom with walk in closets and ensuite bathroom as well as space to extend the kitchen into the current office and make a new office at the front of the house and an additional w/c. Phew, that was quite a list. What about the local amenities? I hear you ask... Well, The main Chapel Allerton shops, boutiques, restaurants and bars are what many people are so keen to have in walking distance, there is a Chapel Allerton food festival, arts festival, weekend food market outside the shops, a fuel station just round the corner with shops next door, including a pizza hut, pharmacy, nail bar, coffee shop and so much more, a Wetherspoons pub, Lidl and Aldi, look I can keep going but honestly just book a viewing and see for yourself. Chapel Allerton was voted as one of the best places to live in the UK - Sunday times best places to live 2021. Check out the dates for our open days. Booking is easy, you can book online in one of the pre arranged time slots or you can give me a call and I'll do it for you. Either way I'll speak to you and confirm the booking and ask if there's any questions before the big day. The first one is set for Saturday 8th February 2025 so be quick...
