What is the single most important element of a successful family home? I think you'd agree that it is something as obvious as space because without it, the harmony we all seek in our living arrangements becomes an unattainable dream.
Sadly, this notion seems yet to have dawned on many modern house builders as they persist in offering homes that read well on paper and offer impressive lists of features but, when seen in the flesh feel almost claustrophobic.....but not here at Llys Pengarth, this builder seems to have listened to what people want!
Having established that being too cramped is not happening, another desirable facet of a new home is a level of exclusivity - something unlikely in an estate setting but here, thanks to many of the homes being totally different to one another in character, a sense of individuality comes as standard and to our front, there is nothing but open space and far reaching views.
To the front of the home a canopy style porch continues from the integrated garage, offering protection from the elements for the front door and at this time of year, encouraging carol singers.
There is a neat front lawn beside which an immaculate block paved drive provides parking for at least two vehicles, while the open vista opposite gives far reaching views and, as this area contains a soakaway pit to ensure the homes are as close to future flood-proof as is possible, means you sleep easily in your bed whatever the weather.
Stepping into the inner hall, the stairs rise in front of us to the first floor accommodation. Before I continue, you could as I have seen in many similar homes before, put a doorway in to the wall on the left which would lead you into the internal garage. Now, provided you don't need to have a garage, you could get planning permission and turn this space into another very useful reception room, it's called future proofing, it can be done now or in years to come! Because who really uses a garage for cars these days??
A door to our right from the hallway, leads into the lounge where the quality grey wood effect flooring continues. This is a spacious room capable of housing extravagantly proportioned furniture and kept pleasantly bright by the large front facing picture window that offers far reaching views across Wales and far into England. A door at the far end open into the kitchen/dining room where this already impressive home really steps things up a gear.
Your eye is immediately caught by the high gloss of the ceramic tiled floor and by the sheer size of this space. My heart invariably sinks when I read the phrase 'kitchen/diner' because so often these are simply not fit for purpose, being too small to fulfil either brief properly.
Here however we have a proper kitchen to our right, with fitted units adorning three of the walls and containing everything the discerning cook could ever need. There is sufficient space in here and should it be to your taste, there is enough room to hold a separate centre island. Fashionable, useful and attractive these also earn immense bragging rights at the school gates....
The middle of the room is given over to allow a comfortably sized dining area beside the large patio doors that make the whole space bright and cheerful before we pass into the rear sitting area with its selection of space for some easy chairs, with wood panelled walls that add style and luxury.
This is a layout that is becoming more and more popular and, as we spend the majority of our time in the kitchen, it makes sense for it to become the social centre of the home. There is also a spacious and practical downstairs cloakroom off here, which considering the likelihood of this being the centre of social gatherings, can only be a good thing.
Moving out through the patio doors we find (unsurprisingly) a patio area running the full width of the home and providing somewhere sheltered for casual dining or general socialising when the weather permits. A pathway runs along the side of the home giving access to the front drive for the removal of bins and so on while the patio ends at a chest-high retaining wall, with the lawn set at the higher level.
A flight of steps to one side allows us up to the level of the lawn which is plain and unadorned, laid to maintenance-free artificial grass. Perhaps this is a good thing, few of us fancying lugging a mower upstairs and preferring to just relax which is what a garden is supposed to be for.
Back indoors and moving upstairs, we come to the landing. Turning to our left we find the first of the bedrooms.
This is a spacious double bedroom with a massive fitted wardrobe and overlooking the front of the home, capitalising on the open far-reaching views. It is currently being used as a very generous sized nursery but will make someone very happy and lucky to have.
Opposite here, overlooking the rear garden is the smallest bedroom but again, is a decent sized double bedroom easily capable of taking a double bed with accompanying furniture, something of a rarity in modern new build homes.
Beside here is the family bathroom with its huge fitted linen cupboard. The remainder of the room contains, as you would expect, a very fashionable suite of pedestal hand basin, lavatory and traditional bath, the latter fitted with a glass side screen preventing any overspill from the gas combi heated rain shower above.
Lastly we come to the principal bedroom and if ever a room was worthy of such a title, this is it. Spacious in the extreme, its king sized double bed with twin bedside cabinets and a selection of chests of drawers, still leaves what feels like acres of room to move around in comfort with further storage being catered for by the huge mirror fronted fitted wardrobes. Main bedrooms of this size are usually seen in million pound plus homes, it's breath taking (not kidding) check the dimensions on the floor-plans!
Off here lies the en-suite where, unlike many of its type, there is all the room you need to swing a proverbial cat** and, do so without any danger of his little head marking the walls... Practical and attractive ceramic tiles cover the floor while there is a suite of a pedestal hand basin, lavatory and a double sized walk in cubicle where the twin headed rain shower is guaranteed to blow away those morning cobwebs.

Is there a separate dining room? No, but the size of the kitchen/diner renders this unimportant. Are there schools nearby? Yes, it is a three minute walk to the Argoed High School, one of Flintshire's best performing schools. Has it got a garden? Yes, and it is simplicity itself to maintain and enjoy. Is it easily accessible? Yes, equidistant from Mold and Buckley it is also conveniently sited for access to all the major road networks. Is there a garage? Yes, for a car. a workshop, or with the relevant planning permission, it could become another reception room.....You see what I mean?
