Something we've said over and over to each other whilst living here has been, "We are so, so lucky." To live somewhere that backs onto beautiful woodland, is at the end of a cul-de-sac, and is in a safe and friendly community has felt like a dream. It's a house that has been filled with wonderful memories, from summer afternoons playing in the garden to cosy evenings with friends and family in the lovely open-plan kitchen and living room. We couldn't have found anywhere more perfect to raise our daughter, and we hope whoever calls it home after us find just as much joy and peace here as we have.

As you can see from the details, this house has been extremely well looked after by our sellers who are the only owners from new when its was built in 2018 and has a superb finish throughout. It has some great space on offer both upstairs and downstairs and is ready to move straight into with no onward chain. Our sellers have perfectly summed up why not only is this a great house but also a fantastic location with so much right on your doorstep.
To the front you have an entrance hall and cloakroom which has been tastefully finished, this then leads you through to a light and spacious living room with more storage under the stairs. It connects up really nicely with the back of the house where you have an open plan kitchen diner with built in appliances such as your dishwasher and fridge freezer. As you can see from the photos, this room easily accommodates a good size dining table making it perfect for entertaining. A great benefit of this home is the direct access into the garage, not only this but you also find a separate utility room at the back housing the washing machine and a great space for drying clothes.
Upstairs on the first floor, all of the bedrooms are a good size with two of them being comfortable double rooms and and the third could make an ideal office or study as our current sellers have done. The main bathroom has a great finish and this is also replicated in the en suite shower room off of the master, both of which have windows.
The garden is a lovely size and very low maintenance but one of the things we love the most is how private it is being surrounded by woodland. There is access to the front via the gate at the side, where to the front you have ample driveway parking for multiple vehicles and of course the garage and we've mentioned. This house is in a great location for so many reasons, tucked away at the back of Grampian Road you rarely see many other cars go past. There is a parade of shops just over a mile away for those everyday essentials, but you also have the likes of the Sandhurst high street just a few minutes further on from there with a great choice of shops and local business.
The home sits within many popular school catchments but is only a few minutes walk from both St. Michael's and New Scotland Hill Primary Schools. Within a few minutes drive you are at the popular Camberley Meadows where you have choice of both Tesco and M&S superstores. If you like the idea of having green space to walk around, then this is perfect with Wildmoor Heath Nature Reserve just around the corner and both Ambarrow woods and Horse Shoe Lane nearby. If you are commuting there are great links to both the M3 and M4 whilst Sandhurst Train Station is only a 20 minute walk away.
