The large, open-plan living space brings a touch of ’loft style’ living with extensive glazing to make the most of the south-facing aspect. There are zoned areas for lounging and dining with patio doors which open out onto the balcony and offer superb views across to Blackford Hill and the Pentlands. The kitchen area has a range of stylish units with a large central island and breakfast bar. It also includes high specification, built-in appliances and there is a utility store off the hallway which contains a washing machine and tumble dryer.
The spacious principal bedroom has two fitted wardrobes and an en-suite shower room. Bedroom 2 also has an en-suite shower room and there is a family bathroom off the hallway. All three bedrooms have access to a private balcony to the front of the property.
The apartment benefits from a single parking space in the secure ground floor car park and lift access.
The development consists of 11 two and three bedroom apartments, with only 3 units remaining. All the 11 apartments feature south facing terraces off the open plan living spaces, and there is secure allocated car parking and lift access to all floors. To get an idea of the high standard of finish you can expect with an AMA home, you can view their other apartments we have listed on our website at Torwood, Murrayfield.
Morningside is one of Edinburgh’s most sought after locations because it retains the feeling of being a village within the city. Morningside Road is lined with traditional local shops, interesting boutiques and great cafés and restaurants. It’s also home to Edinburgh institutions, such as the atmospheric Canny Man’s pub and restaurant, and the Dominion an independent, family-run cinema.
There are excellent local transport links with frequent buses along Morningside Road, while a 10 minute drive can see you either in the city centre or on the city bypass. There are good local schools, both state and private, and Falcongate is very convenient for campuses of both Edinburgh and Napier Universities.
Falcongate gets its name from Falcon Hall, a large mansion house dating back to 1780 whose grounds covered 18 acres of Morningside. A set of gates featuring pillars topped with two stone falcons sat at the west entrance to the estate on Morningside Road. These gates were gifted in 1874 to the Royal Zoological Society of Scotland and you can still see them at Edinburgh Zoo on Corstorphine Road.
