As they always say, location is everything and here is the proof.....
Forest Walk is one of the most popular and sought after places to live in Buckley being just a stones throw (please don't try this) from a very useful train station and a short drive from the A55 and then Broughton shopping retail park, Mold and other useful places..
Sitting at the top of Forest Walk, this home is probably best located for the least amount of passing traffic, so if you have young kids or pets, it's a bit of a blessing. This is because No.62 is in the middle of the ring road that connects all the houses, it's only a few neighbours that will ever pass your front door as, everyone always takes the shortest route to get out.
As it's at the very top of the hill, it overlooks the estate and offers some far reaching views from upstairs. There is ample parking for at least two cars, with an area of grass that could be converted into more parking area if required.
Easily taken for a semi detached, this beautiful home is actually at the end of a terrace of 4 but, as they are staggered in banks of two, they take on the appearance of two sets of semis.
Passing the colourful shrubs on the front lawn and approaching the attractive front door with its decorative leaded glass inserts and small covered porch over, we enter the bright hallway.
First impressions are good. Your eye is immediately drawn to the high quality light wood effect laminate flooring, which in all honesty looks like genuine wood planking/ Now this flooring can be seen via the open door stretching all the way through into the lounge. Straight in front of us is a recently carpeted staircase that rises to the first floor accommodation.
Turning left we enter into the lounge, which is a very generous size and can easily accommodates a sizeable three piece suite without feeling at all crowded. It is also kept pleasantly bright by the front facing window and given a cosy feeling by the living flame effect fire in its centrally positioned hearth.
A door at the rear of the lounge opens into the kitchen/diner and here I have a confession. Usually when I read the words kitchen/diner it's hard to envisage more than 2 eating in it, but here, you can actually have 4 or even 6 people round and eating comfortably....this really is a kitchen/diner!
Now at the kitchen end, this provides all the chef could need to produce meals worthy of Masterchef. The fitted units are laid out in a deep 'U' formation giving masses of worktop and storage space, while simultaneously containing all the necessary machinery and voids for white goods to ensure a comfy life. Finished off to a high standard, this is a kitchen/diner that you'll be proud to entertain in.
Stepping out through the back door there is a full width paved patio which continues round the side of the home to an area of decorative golden gravel with a circular centre piece of what appears to be Indian stone (it might not be but it looks great!). Here, nestled against the wooden fence is a substantial shed, ideal for storage of all your garden tools and furniture.
The remainder of the garden is larger than I expected and completely private and not overlooked. It's enclosed by solid looking wooden fencing, meaning that any young children can play out till their hearts' content. The lawn is separated from the patio by a series of established shrubs and borders while the rest of the garden is edged with a mix of fencing and greenery up to and including a tree giving shade but don't panic, because while an established tree, it is sufficiently far enough from the house to pose no risk.
Returning indoors and climbing the turned staircase we turn towards the front of the home to find the first of the bedrooms.
Overlooking the road this is a comfortably proportioned double room benefiting from two separate windows and having a deep recess in one wall where natural light makes this the perfect spot for a formal dressing table. The void above the adjacent stairs provides further storage for clothes and the presence of the fully serviced system boiler, which double as an airing cupboard.
Next to here is the beautifully fitted bathroom which has been fully tiled from floor to ceiling and features a table top hand basin with storage beneath, lavatory and a massive walk-in shower behind a full height glass screen where the twin headed rain shower.
And finally we come to the principal bedroom, larger than its counterpart and overlooking the garden. It is worth noting that while you overlook the garden no one else does, which gives you a level of privacy unusual on a modern estate. It is a spacious room, helped in this regard by the complete wall of fitted wardrobes taking care of all your storage needs, unless you are an inveterate hoarder addicted to car boot sales...

All in all this is a great opportunity for someone to 'buy now'. It would equally suit a first time buyer, a young professional couple or somebody downsizing at the other end of their home owning journey. It is in 'move into' condition and very well appointed. Its position is enviable, with easy access to major road links and with the facilities of Buckley on the doorstep. Should you be concerned about your effect on the environment when travelling, then Buckley station is a short walk away away so you can feel pious when commuting. However if the train doesn't cater for your route, there is parking for up to three vehicles on your own property and the garden is big enough to make you come over all New Age, where you could even grow your own produce as a carbon offset scheme....I'm voting for the Green Party next election!
