Set on the outskirts of Drury and thus as convenient as can be for the A55 and all the major transport links, we find this lovely detached family home. In spite of being surrounded by other similar properties, these are set far enough away to provide the illusion of seclusion, as its large garden is not overlooked at all, making it a haven of peace, which is exactly as a home should be.

A neatly trimmed hedge forms an effective barrier between the pavement and the front lawn while the driveway runs past the home, ending at a tall fence preventing prying eyes from inspecting the glories of the rear garden.

A canopy style porch offers protection for the front door and means that you can unload a week's worth of goodies from Tesco (other brands are available) in comfort, whatever the weather.

Entering the main hall where the staircase rises in front of us, we find to our right is the door into the kitchen/diner.

Many of you will know my feelings on these dual purpose spaces as they are so rarely big enough to fulfil both briefs but here, thanks in no small measure to the additional room provided by the deep bay window, it works really well.
There is a space for a sensibly sized dining table positioned in the bay leaving the remainder of the room to cater for the well equipped kitchen which is laid out around the walls in an 'L' formation and contains masses of storage beneath the work tops. along with all the necessary white goods and labour saving machinery, leaving the chefs with all the elbow room they could want as they perform their culinary miracles.....oh all right, as they defrost last night's takeaway curry.

Moving along the hall we pass the ever useful cupboard-under-the-stairs; home to all those little treasures you cannot bear to throw away and will surely 'come in useful one day' but in reality, won't. Still, they've got to go somewhere...

Opposite here is the downstairs cloakroom, somewhere that until you have lived with one, then how you ever managed without will astonish you. As you will have come to expect of this home buy now, this is nicely presented and provides a modern wall mounted hand basin, lavatory and keep everything cosy, its own radiator.

At the top of the hall we come into the lounge that runs the full width of the home. It's a bright and airy room helped in no small measure by the large picture window overlooking the rear garden and the set of opening patio doors. The room is large enough that, should you not favour the kitchen/diner option, there is enough space for a dining table without compromising on the space.

Stepping through the patio doors into the garden we find a surprisingly large space with the lawn separated from the house by the patio, with paved pathways running around the lawn's perimeter. This is what I think of a golfer's garden: big enough to practice pitch and putt but laid almost completely to grass and thus keeping time consuming maintenance to a minimum. Less time spent mowing = more time chatting with the boys at the 19th hole!!

Keeping the family in mind however, it is also the ideal venue for children to run riot and to do so in safety as it is entirely enclosed by fencing to keep the little darlings under control. Unusually, the garden is far wider than the home and the additional space has been used to house a substantial garden shed, the perfect storage space for garden furniture, bikes and of course, any overspill from the cupboard under the stairs.

Directly next to this home is also the added benefit of a children's play area, which means you don't have to have swings, slides and such like messing up your garden, just pop the little darlings outside and next door they have all the amenities and more that they could wish for - just make sure when we say next door, you don't point them towards no.16 - they might object :)

Returning indoors and climbing the turned staircase we come to the landing, which is kept nice and bright thanks to the window at the head of the stairs.

On our left is the first of the bedrooms which is an excellently proportioned double room. It offers space for twin bedside cabinets to sit either side of a double bed and where there is a deep recess in one wall which can easily accommodate a large chest of drawers. Alternatively, a trip to B&Q (other DIY outlets available) and a Saturday's worth of DIY could see this transformed into a spacious fitted wardrobe - just a thought.

Adjacent to here the smallest bedroom manages that difficult trick of not being nearly as small as you'd expect, providing space for a splendid single room, or even, at a pinch, a double! You may find that storage space for clothes a bit of as issue should the occupant be excessively fashion conscious. Or, as it is currently configured, it makes a bright and spacious home office where your creativity could be given free reign.

At the end of the landing is the family bathroom which, like the kitchen before it, has been fitted out to the highest standard. Fully tiled throughout it features a pedestal hand basin, lavatory and traditional bath with a hand held shower attachment for hair washing purposes. The room is kept snug by the large heated towel rail style radiator.

And finally we come to the principal bedroom, obviously the largest of the three. This has the additional benefit of a complete wall of fitted wardrobes providing all the storage space you could need while leaving ample room to move around the double bed with its twin bedside cabinets.

A side door opens into the handy en-suite which has been fitted out in a similar style to the family bathroom and offers a pedestal hand basin, lavatory and large walk-in shower but what really sets this apart is the space. This is an en-suite where you genuinely could swing a cat....except it's possibly illegal and should never be tried.....please.

Apart from its more obvious attributes, it is the condition that sets it apart as something out of the ordinary and, being so tastefully appointed would leave any incoming purchaser with nothing to do except unpack. It is spacious, well laid out, luxuriously appointed and beautifully finished. It is close to open countryside yet within walking distance of the pub and two highly regarded farm shops and, for those supplies or facilities not available locally, it is within moments of the A55 and other major roads for access to nearby towns.
