NO CHAIN. A charming three bedroom, semi-detached cottage, NOT LISTED, spread over three floors. Located on the High Street in the pretty village of Burwash, less than 10 minutes to two main line stations with links to London and Hastings.

The living room is well proportioned with a large bay window to the front and an open fireplace with a stone hearth. Through the lounge to the kitchen, with a variety of wooden storage units and worktops, gas hob and an integrated oven. There is additional space for a dishwasher and a washing machine. A lovely period feature of the room is a fireplace with brick interior, stone hearth and a large decorative surround. Access to the rear of the property is via a boot room/storage area adjacent to the kitchen. The bathroom is located on the ground floor and comprises a clawfoot bath with a handheld shower attachment, a pedestal wash basin, w.c., and a heated towel rail.

Up the stairs to the first floor to bedrooms two and three. Bedroom two is a generous double with a decorative fireplace and a built-in cupboard. Across the hallway, bedroom three is also a double with a built-in wardrobe. Up a second, turned, galleried staircase to bedroom one, a large double with eaves storage and a large window in the property's side gable.

Outside: The SOUTH FACING walled courtyard garden is predominantly decked and contains a separate brick built store.

Parking: No off road parking, on street parking only.

Mains services. Council Tax Band: C.

Directions: Entering Burwash from the West (Heathfield direction), the property is located just after Burwash Village Hall on the right and almost opposite The Flower House on the left hand side.

Situation: Burwash is one of the most sought after villages in the area with its High Street, lined with Lime Trees and consisting of mainly period properties. It has retained its village shops and two pubs. It also has a village green (Swan Meadow) with tennis and basketball courts, cricket pitch, playground and village hall. There is primary school and village church, medical centre and a range of local clubs and societies. Surrounding the village are many public footpaths, including walks around the National Trust land belonging to Batemans, the home of Rudyard Kipling. There are other National Trust open houses and garden in the area, including Pashley Manor. A bus service runs through the village to either Etchingham Main Line station or to Heathfield Community College and the town itself, then on to Tunbridge Wells or Eastbourne. The two main line stations, Etchingham and Stonegate are easily accessed in under 10 minutes drive. For shopping, Heathfield is 6 miles distant with a large range of shops, supermarkets and general amenities, along with regular markets. The historic town of Battle is only 9.5 miles and also offers a good range of shopping facilities, schooling and amenities.
