IF YOU LIVED HERE...

Step inside and your artfully arranged, open plan kitchen/diner is on your left, blonde herringbone hardwood runs underfoot from front to back, with your kitchen dressed in pale grey cabinetry, brass fittings and marbled countertops. Light floods in at the rear via patio doors giving onto your garden, an elegant mix of patio and lawn, overseen by mature screening greenery. A handy rose pink WC completes the ground floor.

Upstairs your bay windowed, 190 square foot living room/bedroom sits to the front with leafy green views and an pristine ornate hearth taking centre stage. Your first bedroom is to the rear, a substantial double with a dramatic royal blue colour scheme and garden views . Upstairs for two more bedrooms to the front, a handy extra shower nook, a pristine, white and skylit family bathroom and plenty of under eaves storage.

Outside and you have Langthorne Park right across the road. Created from the old hospital grounds, here you have open green spaces, basketball courts, kids' playgrounds and even an amphitheatre. Perfect for morning runs, there're also regular fitness classes. A superb spot to have on your doorstep. If you prefer your greenery nature wilder and less tamed, the expansive open space of Wanstead Flats is just half a mile on foot, once the favoured playground of Tudor Kings and Queens.

A WORD FROM THE OWNER...

"We have absolutely loved living in this house and surrounding area. It's where we started our family, so it will be genuinely emotional to leave. We are moving as our children are growing fast and we want to be closer to relatives. We chose the house knowing we were expecting our first child and were drawn to it's
spacious, airy and bright layout. The wide hallway is really good for prams and bikes; and the large windows overlooking the park make it feel serene. There is also more storage space than we know what to do with! We've landscaped the garden, replaced the boiler, installed a new kitchen floor/tiles, and upgraded the back door to french windows. We spend a lot of time in the immediate area. The park opposite has great facilities including a toy library/baby classes, duck ponds and soon-to-be coffee shop. The street is quiet and peaceful, and we know most of our lovely neighbours by name (which is pretty rare in London!). We also like that we're walking distance to lots of great areas with cafes, bars, restaurants etc - Leytonstone, Leyton, Forest Gate, Stratford (hello, Westfield) - so we can pick where we want to hang out rather than stick to one area.
Saying that, the Leytonstone Tavern and Dina wine bar are both on the doorstep and firm favourites of ours.
When it comes to transport, the Elizabeth line from Maryland is within walking distance, as is Leyton tube station, which makes commuting into central London easier as there are multiple options. The highroad buses are around the corner too. We will be genuinely sad to leave this house - but it's time to pass it on to the next people to enjoy."
