There are two generously proportioned reception rooms to the left and the right of the hallway with one featuring a log burning stove. The hub of the house is the kitchen, comprising of contemporary style shaker kitchen with built in appliances, built in pantry unit and granite work surfaces. The central island is a stand out feature and makes this kitchen ideal for entertaining whilst enjoying an outlook of the beautiful gardens. The kitchen leads seamlessly to a separate utility and the adjacent office with front aspect views. The ground floor also comprises of bedroom five which offers versatile use. To the first floor there is an impressive landing and four tastefully decorated bedrooms and two bathrooms.
Externally the home enjoy a superb landscaped garden with separate patio and bbq area. The garden is mostly laid to lawn with beautiful borders. The gazebo is a fantastic addition and can be used throughout the year. To the front the home is set back and offers privacy on a generous plot. The gravelled driveway offers ample parking and direct access to the garage through the private automated gates.
Seller's Story - We bought our home as we already lived in the area and were looking for a bigger property. Our children were at Burton Green Primary Schol. At the time, the house needed renovation, and we could see the potential because of the space it offers inside and outside. There was also the benefit of each of the bedrooms being very generously sized unlike some properties where you find one or more of the rooms are like box rooms.
Our favourite room in the house is the kitchen as it’s the most used social space, with the added benefit that it is big enough for everyone to catch up on the day whilst cooking, eating and entertaining. The lounge is a peaceful, tranquil place to relax in the evening because you see the colours of the sun setting, with a beautiful view of the front garden. No part of the house is overlooked by the outside world. Our garden gazebo is beautiful in the winter as it stays cozy and warm, alongside the summer when it can all be opened. It’s a great space for entertaining and you never have to worry about rain! The garage is also a great asset (especially when it can be used as a ‘man cave’). The house also has a cylinder boiler which might sound like a dull feature but it’s an important practical one because it means we never run out of hot water and always have good water pressure. There is plumbing for an American freezer which means you can have continuous ice and cold water from the fridge. There are many outdoor electrical sockets for charging cars or using electrical items outdoors. The house gets sun on the front all morning and sun in the back garden all afternoon/evening. The patio next to the gazebo gets the last bit of the sun of the day.
One memorable moment for us was Harry and Megan’s wedding. The house was decorated in red, white and blue bunting, with friends and neighbours within our company also dressed in red, white and blue. We all sat on the patio with the bi-folding doors open, watching the TV in the kitchen. The party carried on until the evening when we all sat around the firepit. Christmas is also a memorable time because the house is decorated in lights looking like Blackpool illuminations! Every other year we would host family and it would always be a very happy family time.
We have enjoyed the space the most, with the views from all sides of the house and the space for entertaining in the kitchen and the Crown Pavilion gazebo. When the children were smaller, the garden was a great space for them to run around and have freedom to play.
We will miss the community and the neighbours, and the parking space! Every inch of this home will be missed, including the dog wash area and the electric wooden gates with the security they provide the property. We are selling to reduce the commute to work and to also downsize.
Location - The property is a short walk from Tile Hill Train station which provides regular services to Birmingham New Street, Birmingham International Airport, Coventry and London. The University of Warwick, Westwood Heath Business Park and Cannon Park shopping centre are a few minutes drive away, while Kenilworth and Coventry are within 4 and 5 miles respectively.
The historic towns of Warwick and Leamington Spa are also nearby.
There are good public transport networks with the 87 bus taking you to Solihull or Coventry and within walking distance of Tile Hill station to get to Birmingham or London. There are lots of lovely local walks using the Greenway to Kenilworth, farm fields or path walks through Warwick university.
