Seller's Comment:
"We bought this property from new in 2013, just as my wife was expecting our first child. From the moment we saw it, we were impressed by the large, square-shaped living room and spacious bedrooms. Being a corner flat, it enjoys ample sunlight, with windows overlooking a spacious outdoor area, creating a warm and inviting atmosphere.
The location is superb - just a stone's throw from the town centre and train station, with four primary schools and numerous restaurants nearby. The supermarket opposite the apartment adds to the lively ambiance, yet the flat itself offers privacy and a quiet retreat from the hustle and bustle.
This home holds many cherished memories for us, as both of our children were born here and took their first steps within these walls.
We have decided to sell only because our growing family needed more space. We hope the next owners find as much joy and comfort in this home as we did."
Area View:
I can literally say Tesco is a stone's throw away and not be fearful of misrepresentation so whatever you could possibly need is factually right on your doorstep and includes a Costa Coffee inside so your morning commute can always get off to the right start. For those needing Crossrail/London (or perhaps Newbury in the other direction) you are a short walk from Reading West and Reading Central depending on how late you might be running that day. Reading West takes you into Reading Central so it could be a quicker connection - thank me later. For workers in Reading and even university students, the walk could be sped up with one of those electric scooter things the 'cool kids' are enjoying (wear a helmet and operate responsibly), a conventional bike, any form of wheeled transport or just your two legs. There are numerous bus services available in the area too.
For outdoor space, there are a number of great options which are all accessible by the same methods mentioned above. For those of you wild people who call yourself 'runners', you have ample options and routes to keep your Strava topped up with new records and achievements all year round. From Prospect Park and Caversham Lakes to Kensington Park down the road or even Rivermead Leisure Centre which has been recently renovated and offers top level facilities all year round (bar that one weekend in August), there's plenty of choice. And lets take a minute to not forget dog owners (I'm one of them) - there's lots of options to keep your pooch happy and liking your legs after they've, um, finished liking themselves. Battle Square is located within the development and ideal if you have children as it features a play park (don't worry, it's up the lane so you're not hearing the other little darlings but benefit from great access when needed).
Well positioned with a wealth of amenities at your fingertips and an array of evening dining options nearby and in town, Englefield House is an ideal purchase for a number of reasons and likely one of the safest long-term investments you could make in the South East.. There's a very good reason there has only been one owner from new in 2013.
Kiel's Comments:
Think I've covered off the area pretty well just above so, lets talk about the actual home.. Close enough to the action you might even give up on the idea of that electric car and go fully green on foot everywhere. If you do want to cling onto that long distance independence for that twice a year trip to the in-laws then you're in luck as you have secure, underground parking on site with an allocated parking space and it is accessible via your block. You're far away enough to be able to relax after that long (joking if you work in Reading) commute home. Get in, drop the bags and pop open your beverage of choice. With a delightful open plan living space providing dual aspect access to daylight and two really good sized double bedroom featuring built-in wardrobes - added by the current owners - it really is a great place you could be calling home..
