"Upon viewing this property we knew it was just what we wanted. The airy and spacious kitchen diner provided us with the space we needed to host evenings with friends and family. Summer evenings spent out in the garden enjoying the sun and cold rainy days spent chilling on the sofa. Such a peaceful quiet area just hearing the sound of sheep and cows in the field to the right and the church bells on a Sunday morning.
Being avid runners/walkers the area is perfect with being so close to wooded walks and trails. Just a few miles up the road and you are on the moors with views for miles. We feel sad to be selling our first home together and will miss the community and area immensely."

Stepping in through the front door there is a small but useful porch which opens into a hallway with double doors creating a sense of space and light, presenting a spacious sitting room with a large window to the front. Under stairs storage can be found and a large opening leads through to a spacious kitchen/dining room. Outside & parking
Parking can be found on street to the front of the home, which is a few seconds walk across an open communal courtyard which leads to a small enclosed front garden, divided by a picket fence. The path leads up to the front door and this area is easily kept with an area of shingle and space for bins etc.
A door from the kitchen opens into the external space which is largely laid to shingle. There are fenced borders at each side and a gate at the back that leads around to the garage and parking area. Bratton Fleming is a charming village in an elevated, rural location about a 15 minute drive from Barnstaple. It is positioned close to the border of Exmoor National Park and is home to a local shop, church, primary school and village hall. A regular bus service passing through the village leads to Barnstaple, North Devon's regional centre. Barnstaple town centre plays host to numerous well known and independent high street shops, supermarkets, department stores, pubs, cafes, restaurants and leisure facilities. The popular sandy surfing beaches of Saunton, Croyde and Woolacombe are within around 20-30 minutes drive, as is the border of Exmoor National Park. Along the A361, Tiverton Parkway train station with fast services to London Paddington can be reached in approximately 45 minutes, as can the M5 network and beyond, also from Junction 27 at Tiverton. Other notable areas for further shopping include Exeter in around an hour's drive, and the Cornish border within about a 30-40 minute drive.
