A Semi Detached 2 Bedroomed Period Residence which offers more than first meets the eye – stands on a generous plot with gardens, woodland and 3 useable outbuildings, offering commercial potential for the outdoor fraternity.
Enjoying a sunny southerly aspect, Cysgod Y Graig is a traditional Semi Detached Period Residence situated in a convenient roadside position on the edge of the village of Tremadog, being within easy reach of the larger town of Porthmadog with excellent transport links for Caernarfon, Dolgellau and the Eryri National Park. The property stands on a good sized plot with a raised level garden to the rear and a series of useful outbuildings and barns together with a large section of woodland reaching some distance up the slope, lending itself to the possibility of nature/adventure trails. From a commercial aspect, the outbuildings do have a Certificate of Lawful Use as an Outdoor Pursuits Centre – this could prove useful due to the proximity of the many existing climbing routes on the well known Tremadog Rocks nearby. The interior has been recently modernised in a tasteful manner yet still retains a degree of character. The lounge comes fitted with a wood burning stove and the appealing kitchen (new some 2 years ago) offers ample space for dining purposes. Located adjacent to the lounge is a generous utility room/office which adds a little versatility to the accommodation. Two bedrooms reside on the first floor, one of which is particularly spacious and both are served by an attractive family bathroom with contemporary suite and feature wall. The property comes fitted with uPVC double glazing and oil central heating.
Externally, there’s off road parking, a generous lawned garden as mentioned, the outbuildings. There are 3 in total and each play a different role. There’s a sizeable bunkbarn with power/light (previously used for climbing groups) where adjacent is a further outbuilding utilised as a kitchen and bathroom facilities serving the bunkbarn. Further along is the larger barn which has been made into a private indoor climbing wall – it would make a superb workshop for sure. The climbing theme is down to a certain individual, a Mr Eric Jones – one of Wales’ most celebrated mountaineers!
Tremadog village is located just a short distance from the main shopping town of Porthmadog. It is the gateway to the stunning Glaslyn Valley which leads through to Beddgelert and the main peaks of the park, including Yr Wyddfa. Tremadog’s past was linked to the slate industry but has for some time now been associated with its world class rock climbing. There are a few local amenities in the village with a more comprehensive selection available in Porthmadog.
