Why did you buy this property?
_We were first-time buyers looking to start a family, so Chipperfield was ideal, being in a family orientated area, with enough space for us to raise our children. The house is within walking distance of a train station with good links to central London (which was vital for us at the time), as well as being a short bus / drive away from large supermarkets and Orpington High Street.
_What features of this property appealed to you when you were buying?
_The size and the location. The house was big enough for us to start a family in, and it’s also right by a park and playground. The area is rich with things to do, like parks, great restaurants, nature trails, shops, and a lot more. There are also great transport links here, which was important to us. We’re right by a train station and bus stop, so we can also get around easily.
_Have you made any improvements to the property since you purchased?
_We have done a huge amount of work to the house. We laid the driveway, applied for a dropped curb (which wasn’t cheap!), cleared the back garden, installed the patio and summer house, built the extension to create the open-plan living/dining/kitchen area, redid the flooring throughout, installed a new kitchen, and refurbished the bathroom.
_How is the internet speed in the property?
We have fibre - so no problems.
Was the boiler changed in your ownership? If so, when?
_Yes, we installed a Vaillant Combi Boiler in Aug 2020 which has a 12-year warranty.
_Since moving in, what is your favourite thing about living in your home?
Enjoying the home and the space we created. The kids have lots of room to run around and play. We all enjoy hanging out in the garden together. We also both have space to work, as we both work from home. The kitchen is also great for cooking and keeping an eye on the children. Dining together is a pleasure.
Can you share any knowledge that only a local resident would know?
They do park runs in the park every Saturday, as well as other fitness classes outdoors when it’s sunny. The nature trail is huge and takes about two hours to walk all the way round. There’s a bike track and basketball hoops in the park by us (the kids love that).
What is your typical commute to work? How long does it take?
We both primarily work from home, but when we do go to the office, the commute is fine. We have direct trains to Victoria and Blackfriars, so it’s possible to get pretty much anywhere in central London in about an hour. From Orpington station, the fast train is just 15 mins to London Bridge.
What are the best transport links locally and how long does it take to get to key landmarks?
_There’s a bus stop right across the road from us that goes directly to Orpington, Bexleyheath, Sidcup, and other local towns. The bus stop to Chislehurst is a 5 min walk. The train station (10-minute walk) goes direct to Bromley in about 5 minutes. Trains to Victoria take about 20-30 minutes. You can get to Blackfriars in about 45 minutes, putting you right by London Bridge, Tower of London, Southbank and more. We’re also an easy drive away from Welling, Greenwich, Blackheath, Dartford, Kent. On nice days we often drive to the coast, to places like Camber Sands or Whitstable, as it's quick onto the motorways.
_What's the best local schools?
Midfield Primary School is an Outstanding School and Grays Farm is a Good School both within 5 min drive.
What’s the best local sports clubs/gyms?
There are two gyms at Nugent Centre, within walking distance. We were previously members of Virgin Active in Bickley, about 15 minutes drive away. There’s a Puregym in Orpington, plus a David Lloyd gym close by. We also have a trampoline park down the road.
What’s your favourite local park?
There’s a park just up the road from us, Hoblingwell Park, with a large field and playground. We go there frequently. We can also walk to the Scadbury Park Nature Reserve. On any given day, we take our pick of parks to drive to with the kids, and favourites include Chislehurst Park and Scadbury Park, as well as Greenwich and Welling a little farther out.
What are your favourite local Cafés?
The ‘Orpington Café / Record Store’ and ‘Pato Lounge’ in Orpington are both great. Very chilled places, nice atmosphere. ‘The Croft Tearoom’ is a little hidden gem within walking distance of us. ‘Gabe’s’ coffee stall at Nugent Retail Park near us does the best coffee in the area.
What are your favourite local restaurants?
_The best Indian restaurant in the area, Orpington Citi Kitchen, is 5 minutes walk away. We get food from there frequently. We also love Miso Noodles, Topkapi for kebabs, Rising Sun for sushi, Smacks Burger, and many more. You can find any kind of food you might want nearby, either to visit or get takeout.
_Best local supermarkets/shops?
_We usually go to Aldi or Lidl, which are 5 minutes drive away. We also have Big Tesco, Morrisons and Sainsburys close by, which we sometimes go to. For small shops, there’s a Coop within walking distance that we use, and there’s also an M&S. All the usual high-street shops, like TK Maxx are nearby, in one of the retail parks or otherwise in Orpington or Bromley.

**Is there any lovely feature you would otherwise like to share?
**_The open-plan living/dining/kitchen area where we all spend most of our time as a family - will be sad to leave behind. Being West facing, the skylight and large windows bring in so much light, especially in summer.
_We’re sad to be leaving... but the kids now need their own rooms now, so we hope you really like it!
