This delightful cottage provides an appealing lifestyle by virtue of its charm, setting and convenience to all of the amenities available nearby. One of the best testimonies for the cottage is that our clients have lived here for over 35 years. The next chapter for Pepys Cottage beckons and accordingly provides much scope to personalise as required. The principal living space affords aspects to both the front and rear gardens and there is a further reception room that could serve as a playroom, breakfast room or home office. There is a utility room and cloakroom beyond the kitchen from where one can access the garden.
The first floor is versatile but in summary comprises three generously proportioned double bedrooms and a smaller single bedroom, all served by a bathroom. The principal bedroom has the same dual aspect as the principal reception rooms.
The gardens are delightful and offer many options be it for children to play, keen gardeners to garden or simply to enjoy outside dining when the weather permits. The garden currently hosts a greenhouse, vegetable patch, a shed, and a summerhouse. The broader outlook from the back garden is towards open countryside and beyond, to woods. The front garden is also lawned with a driveway that meanders across it to the front door, and a garage in addition to the driveway parking.
Pepys Cottage is situated in the small rural hamlet of Blounce about a mile from the village of South Warnborough. From Blounce one can walk, ride or cycle out onto numerous footpaths and bridleways.
South Warnborough lies a few miles south of Odiham and has a renowned village shop with post office, public house, village hall, recreation ground and an old Church. More comprehensive shopping and educational facilities are available in nearby Odiham including Robert Mays Secondary School and Lord Wandsworth College in Long Sutton.
The market town of Alton has an excellent range of shopping, recreation and education facilities including Sainsbury's, a leisure centre and a good choice of state and private schools including Alton Sixth Form College and Alton School. For a long time, Alton was famous for its hops and breweries.
The local area is renowned for its expanses of Hampshire countryside and provides excellent opportunities for walking, riding and cycling. The area is well serviced for the commuter with the A31/A32 and M3 all providing good road links to London and the south coast. Mainline stations at Hook, Winchfield and Alton provide regular services to London Waterloo.
