Guide Price £1,750,000-£2,000,000Probably the coolest house you’ll see in your search... and certainly the highest spec house currently available in Beckenham, BR3…… just WOW!
**So, why should you buy me?**Beautifully designed by the owner Darren and his architect (Chris Axon of CRAFT Architects) this spectacular one of a kind home is quite simply breathtaking.
The buyer of this home will be someone who values quality and privacy – without compromising on convenience.
Meticulously calculated and considered hundreds of times - the complete redesign and rebuild of this house was completed in 2020, with no stone left unturned.
- The triple sliding door frames are floor to ceiling, and line up with the slimline steel structural beams ensuring a seamless view into the garden…
- The internal doors all share the same master key as the outside doors, plus are custom built to be full ceiling height throughout, and more often than not swing 180 degrees calculated to clear other internal fixtures to the millimetre…
- The windows to all bedrooms are tilt and turn (so can open in two ways) and have electronic integrated blinds to avoid faffing when opening and closing…
- The ground level of the whole house and the South facing side of the garden (other than the deliberate sunken living area) matches all the way around the house…
- The front door lines up perfectly with the picture frame window at the rear…
**Everything is nigh on perfect.
**Darren (the owner - who owns a commercial security company) has quite clearly got OCD. Unlucky for some, but good for you!
He was able to show off his expertise, and has cabled every room for all the modern home automation systems you can think of – including ceiling speakers throughout all the habitable rooms on the ground floor.
Darren is sad to be selling his masterpiece of a house, but has already 90% moved, and accepted that now the kids are grown up, he should downsize - making this a chain free sale.
Re-focussing on the house - the open plan living room was the most frequented space by the family, with triple sliding glass doors facing out to the South side of the garden.
Kitchen connoisseurs will appreciate the quality of the finish… again perfectly measured, and finished with Siemens appliances, including an integrated dishwasher, fridge/freezer, coffee machine, two waist height ovens, microwave and five point hob - all as higher-level upgrades to the typical.
A ‘secret’ pocket door (built to look like the kitchen) leads into the utility room which also features a separate access to the detached double garage.
A fully secret ‘safe room’ is also on the ground floor… can you guess which room it is?
Try just using the virtual tour before studying the floorplan – as that kinda gives it away!
Two of the five bedrooms are downstairs, but can equally be used as home offices or as a home gym – as one is en-suite.
While you’re looking for the ‘safe room’ - you might find a boiler... but you wont find a radiator! Every room has underfloor heating with individual electronic thermostat controls, and the boiler/water system was custom built to ensure there is no drop off in water pressure, no matter how many showers are running at the same time.
The downstairs WC and shower room saves visitors having to nosey around upstairs... but good luck with that! Imposing above the stairs in the double height vaulted ceiling, is a bespoke full length 6 metre rooflight window (which had to be custom made and delivered as special cargo from Germany, as a suitable manufacturer couldn't be found in the UK).
All the other windows were imported from Austria (from a company called Internorm) to ensure they were of the highest possible build quality timber frames, with top of the range thermal insulation and tilt/turn mechanisms.
The first floor consists of 3 king sized bedrooms (yes three kings), plus a family bathroom. The main bedroom has an en-suite and was designed to have a walk in wardrobe on the right side.
Further storage (in the eaves) can be accessed either from double doors in the family bathroom or from a single door in the main bedroom.
The outside of the house doesn’t disappoint either, with Zinc cladding (which costs an arm and a leg) and ‘Siberian Larch’ timber fascias (which is now nigh on impossible to source – as it’s from the Baltics).
The detached double garage also has the flexibility to become a guesthouse - cabled in the same way as the rest of the house, and fitted with services - including a working toilet! The East side of the garden has planning permission for a further outhouse if required.
You’ll struggle to find a house with a better ‘full-service history’, having certificates and photo records for all the key stages of the re-build.
The location is equally special, being set in a discreet close, with just 3 quiet and friendly neighbours.
Russell Close is almost directly opposite one of the entrances to the highly regarded 'Kelsey Park' - which my 4 your old daughter once described had ‘the bestest slide in the whole world’, and is a wonderful leisurely walk around a central lake, which I'd certainly recommend for anyone who isn't familiar with it.
Langley Park primary & secondary school are super close too, and highly sought after - people often move to the area simply to qualify for a place.
Beckenham High Street is moments away, with classy restaurants and top rated vendors (like 'Piccolo Bianco', 'Pierluigis', 'Branded' and ‘Flock & Herd’ butchers).
The essential permanent (non-negotiable) features that Darren was looking for when he bought this house were:
The potential to build this masterpiece of a house
Proximity to top Beckenham schools and Kelsey Park (for his kids)
The space for off street parking and a garage (as you may have noticed he is a car freak!)
A South facing garden (for all day sun) and
A detached house in a quiet close for discretion – all of which were available here.
Now you could be the lucky future owner. Early viewing is advised to avoid missing out.
