A chain-free, attractive period three-bedroom family home with 1400 ft2 of space, spread over three floors in a sought-after, quiet residential location.
Hillmore Grove is a popular residential road, convenient for Sydenham, Beckenham, Penge, and Crystal Palace. This particular family home offers generous space that is well-proportioned across all three floors. It has already had a loft conversion, but there is huge scope to add further value with cosmetic updating.
Starting on the ground floor, the living space is sizeable and benefits from a bright southeast aspect; there are dual receptions, giving a defined dining room as well as a lounge area. Beautiful stripped wooden floors run throughout the two rooms and the hall, and the windows are all double-glazed.
The kitchen to the rear is quite large and offers acres of worktop space and plentiful storage. It is contemporary and, with its gloss white units, feels bright and airy. There is a useful and practical breakfast room at the end of the kitchen, but it could also be used to extend the kitchen if desired.
On the first floor are two double bedrooms and a large bathroom. The front-facing bedroom has a fortunate southeast-facing aspect, making it an incredibly bright space first thing in the morning. It also has a huge amount of integrated wardrobe space, which would be adequate for most couples, but if more storage were needed, there’s certainly scope to add more without compromising the floor space.
The second double room is another very generously sized double room; it has the same attractive stripped wooden floor found in the main bedroom next to it; there’s scope to add a lot of fitted storage here, too, and the largest of beds, it really is a great size room.
The bathroom is the size of a bedroom! It boasts a roll-top freestanding bath, underfloor heating and a walk-in shower and still feels very spacious, the sanitaryware is classically modern with a Victorian theme.
On the top floor is the third double bedroom, which is a large, bright loft conversion. It feels very private in that it doesn’t oppose another house at the rear, and the skylights at the front are elevated. Owing to the skylights facing southeast, it gets fabulous light making it a lovely place to be first thing in the morning. There is scope to raise the roof line here and also extend over the rear part of the house (where the bathroom is) to add another bathroom, subject, of course, to planning.
The garden is lined with Indian flagstones, making it very easy to maintain; they also give a nice variation of colours and are easy to clean with a pressure washer. Whilst north-facing, the surrounding buildings are not tall, so during the summer the garden will get the southern sun during the day and the western sun into the evening.
Location-wise, the house is half a mile to Sydenham Station, and 0.8 mi to Lower Sydenham. It’s also close to many open green spaces and parks. Bell Green retail park is also very easily accessed, which is useful for its large Sainsbury’s supermarket and other shops in the retail park.
There are dance & ballet schools nearby, as well as jujitsu and gyms. Beckenham is really close by, and there’s five-a-side football and a large soft-play centre within easy reach; it’s a great location for active families as there is just so much to do locally. The local parks are hugely popular and include Cator Park, Home Park & Alexandra Rec, with plenty of space to tire out the kids and walk the dogs! There’s also Waterlink Way, which is an 8-mile-long cycle and pedestrian path linking Sydenham to the Thames, offering an attractive route via parkland and the three main towns of Catford, Lewisham & Deptford.
The local schools and nurseries are also sought after; in fact, there are three Ofsted “good” rated schools in very close proximity, including Haseltine Primary, Our Lady & St Philip Neri and St Michael’s. The Harris Academy Kent House is also nearby and has been Ofsted rated “outstanding” for the last six years.
