Location
Linton is a picturesque village, roughly five miles from Ross-on-Wye, a popular market town that offers a good variety of supermarkets, shops, restaurants, leisure facilities and highly regarded schools.
A grand 13th-century church stands in the centre of Linton and the Alma Inn, a family-run pub, is a short distance away. At the beginning of 2024, this was crowned pub of the year by Herefordshire's branch of the Campaign for Real Ale (CAMRA) - and this accolade marked the fourth time that the inn has earned this award since the current landlords took over in 2015. Each June, the Alma Inn hosts the Linton Festival, a three-day long music festival and, later in the year, the pub also stages the one-day-long Linton Summer Sessions. Both events raise money for various charities, most of which benefit the local community.
There is a second popular pub within walking distance of Linton; The Penny Farthing Inn, a 17th-century pub and restaurant which is situated in the neighbouring village of Aston Crews just over a mile away and this establishment frequently attracts rave reviews for its food.
There is a hive of activity throughout the year in this lively village- for instance; a wine club launched at the village hall in October 2021 and this venue regularly hosts a plethora of other events such as community lunches, yoga classes, live music, and much more. In addition to this, there are community-spirited initiatives around Linton year-round such as litter picks and, each Hallowe'en, the villagers all come together to create a spooky display; the residents all carve Jack-o-Lanterns, and these pumpkins are put on display in the centre of the village for visitors to admire.
Linton is also within easy reach of amenities: There are two golf courses - The South Herefordshire Golf Course and Ross-on-Wye Golf Club - both of which are less than a mile away and the village of Gorsley is just over a mile away. This setting gives a shop, coffee house, public house, play area, recreation ground and Gorsley Goffs Primary School, which is rated 'Good' by Ofsted. The village of Lea, two miles away, also offers a village store, garage and Church of England primary school which is graded 'Good' by Ofsted.
The M50 motorway is approximately one mile away and provides excellent commuter links to the M5 giving good access to Birmingham, the North, Bristol and the South. The A40, three miles away, leads to the M4 at Newport, giving good access to Cardiff, Wales and the South.
The home at a glance
Acorn Cottage is tucked away in a peaceful spot within the idyllic village, behind a five-bar gate. A driveway winds down a hill, through the beautifully kept front garden which includes mature trees, shrubs, a lawn and a rockery. The property itself also gives an excellent first impression; the red bricks are beautifully contrasted by Agate Grey window frames, doors and fascias.
The main entrance leads into a smart reception hall, which has been painted in Farrow and Ball Shaded White paint - a chic and neutral colour palette which continues throughout the home.
On the left, there is an open-plan living space which includes a high-end German kitchen, fitted by a reputable local firm, Kitchens By Design. This includes elegant hard-wearing quartz worktops, plenty of pull-out storage with lighting, an induction hob, a Franke sink and mixer tap, and a wealth of integrated appliances including a full-height fridge, a freezer, two Siemens ovens, and a dishwasher. Plenty of natural light cascades into this expansive, dual-aspect area as there are French doors on either side of the room.
Of the bedrooms, two include a set of French doors leading out to the garden. Of these, the expansive master bedroom has an en-suite bathroom - sourced from Villeroy & Boch - featuring a slipper bath, a walk-in dual-headed shower, a wall-hung WC and a vanity unit with an illuminated mirror. The other two double bedrooms are served by a fully tiled family shower room.
The rear garden showcases far-reaching views of the spellbinding landscape. There is a patio which stretches across the length of the home and the area outside the open-plan area includes a substantial pergola which has spotlighting and a heater, presenting a sheltered, warm spot to soak in the glorious view. There is a private section of the patio outside the master bedroom, as a hedge has been planted in raised beds, giving an opportune space for a hot tub.
The generous garden beyond the patio slopes downhill. A pathway meanders around terraced beds and two staircases give alternative routes to explore the tranquil outdoor space. In the eastern corner of the property, there is a field gate giving a starting point for a myriad of country walks. At the bottom of the hill, there is a large lawn, plus two sheds, giving an ideal spot to keep a ride-on mower and a variety of gardening equipment.
In terms of parking, in addition to the driveway, there is also a double garage with electric doors, and this houses the home's brand-new Worcester Bosch boiler.
