No Chain - IN NEED OF UPDATING AND WITH POTENTIAL TO EXTEND ALREADY WITH PP FOR LARGE WORKSHOP (foundations in). This property has so much potential to extend but also, being set on a large plot of 0.62 Acre with pp for the workshop at the far end of the garden, this option could be further explored. The house is a Edwardian property with 2 bedrooms, bathroom, sitting room and kitchen. From the kitchen there is access to the raised terrace which has a far reaching rural view, is enclosed with wrought iron railings and has an undercroft with arches, a lovely feature to be enhanced. Services: Gas central heating, single glazed and private drainage.
The garden measures about 0.62 acre and is a triangular shape. At the far end are the foundations for a large workshop. Between there and the house there are a variety of trees and an orchard, which would screen the house from any further development (subject to pp). There is a brick built garage with tiled roof and double doors through to a long tandem garage. The drive is accessed through new, high, solid wooden double gates via the lane at the back of the property. There are many lovely mature trees and shrubs within the garden and a large area of lawn benefitting from an east and southerly aspect.

On the edge of the village of Burwash Common, this property is accessed from the lane to the rear but has a large layby and footpath to the house from the Burwash Road at the front. The village is a small hamlet with a central village green and cricket pitch, church, playground and a lovely village shop which is also a plant nursery, café and primary school. Stonegate main line station is just 3.2 miles. The market town of Heathfield is about 3 miles and offers a good range of local shops, supermarkets, clubs and societies, churches, primary and secondary school. There is a school bus running through Burwash Common to Heathfield Community College and also a bus service to Tunbridge Wells and Eastbourne and to Etchingham Station.
Directions: From Heathfield proceed towards Burwash Common and after about 3 miles a layby will be seen on the left. Park here and walk through to the house. It is also on the corner of Little Park Farm Road.
